Join our dynamic Real Estate & Hospitality (RE&H) Portfolio Management team, where you'll be instrumental in the end-to-end management of our bank's real estate loan portfolio. This VP-level position offers a critical role in credit risk monitoring and portfolio optimization for secured real estate exposures. You will be a key player in ensuring the health and performance of our balance sheet assets, from initial funding through disposition or payoff.
As a vital "first line of defense" for credit risk, you will conduct thorough annual reviews, renewals, waiver and amendment requests, ratings reviews, and watch list assessments. Your expertise will guide strategic portfolio optimization for credit exposures within your assigned area. Reporting within the DPM organization, you'll work closely with the AMP Sector Leader and ultimately contribute to the strategic direction set by the Head of US Asset and Portfolio Management.
What You'll Do:
You will be responsible for the direct credit quality monitoring of a dedicated portfolio of real estate loans, from closing through final maturity or resolution. This includes:
- Proactive Credit Oversight: Maintain a deep understanding of client needs and market dynamics. Independently identify potential credit risks, propose rating changes, revise expected loss given default (LGD) calculations, and recommend exposure adjustments.
- Active Portfolio Management: Conduct ongoing credit assessments and active management of your assigned real estate loan portfolio.
- Commercial Franchise Support: Collaborate closely with the Originating team to generally support the bank's commercial franchise and revenue generation while meticulously minimizing risks.
- Portfolio Performance Monitoring: Oversee the performance of a nationwide portfolio of both performing and non-performing real estate loans.
- Financial Analysis and Forecasting: Review and analyze property financials to identify deviations from expected performance and prepare pro-forma projections based on updated market conditions.
- Borrower and Client Interaction: Address day-to-day borrower requests, including disbursements and funding, and manage various borrower issues such as modification and waiver requests. Cultivate strong borrower relationships to facilitate future transactions.
- Loan Compliance and Covenant Monitoring: Ensure strict adherence to covenants, remittances, loan performance metrics, and all applicable limits, policies, and procedures.
- Stakeholder Communication: Effectively communicate with Business Heads, Capital Markets, and Credit Risk professionals regarding all material changes to specific loans and investments.
- Workout and Enforcement Oversight: Manage the workout and enforcement process for loans experiencing credit decline, in close coordination with the Workout and Restructuring team and Credit Risk. Propose strategic action plans to mitigate risk and loss.
- Third-Party and Risk Department Coordination: Manage relationships with third-party loan servicers and coordinate with the Risk Department on monthly reporting requirements.
- Loan Reviews and Rating Management: Conduct quarterly and annual loan reviews, and monitor and adjust internal ratings and LGD calculations as needed.
- Loan Modifications and Waivers: Prepare and present loan modifications and waivers, coordinating approval, documentation, and closing.
- Deal Negotiation and Closing Support: Participate in the negotiation and closing of both balance sheet and securitization loans.
- Distribution Team Support: Assist the Distribution and Agency team with co-lender relationship management.
- Site Visits: Conduct periodic site visits to properties to assess physical conditions and local market dynamics.
- Risk Evolution and Mitigation Strategies: Anticipate portfolio risk evolution and collaborate with senior leadership on portfolio allocation and risk mitigation strategies.
- Process Improvement: Identify organizational inefficiencies, data issues, or risks and propose actionable remedies and improvements to senior management.
- Cross-Departmental Collaboration: Foster strong working relationships with other departments within Natixis to ensure seamless portfolio management and critical information sharing.
New Business:
- Deal Opinion Drafting: Draft comprehensive new deal opinions that evaluate proposed transactions based on relative value, resource optimization, and strategic fit.
- Transaction Transfer Management: Efficiently manage the execution and transfer of new transactions from the Origination team to Portfolio Management, ensuring all documentation and necessary parties are aligned.
Asset Management:
- Continuous Portfolio Oversight and Reporting: Oversee all aspects of continuous portfolio management and assist in the preparation of quarterly and annual Real Estate portfolio updates, including ratings migration, performance metrics, and the impact on liquidity, RWA, and expected loss. Incorporate lessons learned to anticipate portfolio risks and profitability.
- Data Quality Management: Ensure data accuracy by instructing appropriate corrections to Middle Office and reporting any significant deviations to management.
- KYC/KYB Compliance: Accurately and timely address all Know Your Customer (KYC) and Know Your Business (KYB) requests.
- Waiver and Watchlist Recommendations: Prepare and recommend technical and non-technical waivers, and prepare, review, and submit Watchlist and Provision recommendations, coordinating as needed with relevant internal teams and head office based on policy.
What You Bring:
- Bachelor's degree from an accredited college or university required.
- Master of Business Administration (MBA) preferred.
- CFA designation or progress towards CFA designation is a plus.
- A minimum of five years of progressive financial services experience.
- Advanced proficiency in credit analysis is essential.
- Prior experience in real estate underwriting or credit analysis is strongly preferred.
- Exceptional proficiency in Microsoft Office Suite (Word, Excel, Outlook), with a proven ability for robust Excel modeling, including cash flow analysis.
- Strong quantitative and analytical capabilities.
- Demonstrated ability to work independently, manage multiple priorities effectively, and collaborate seamlessly with internal partners in a team-oriented environment.
- Excellent verbal and written communication skills, with the ability to articulate complex information clearly and concisely.
- A proactive approach to problem-solving, with the aptitude to identify and resolve issues before they escalate.
- Working knowledge of corporate finance and accounting standards.
- Familiarity with legal and regulatory aspects of banking is a plus.
- Experience creating and maintaining macros and general object-based programming is a plus.

The salary range for this position will be between $160,000 - $200,000. Natixis is required by law to include a reasonable estimate of the compensation range for this role. Actual base salary will vary and will be based on several factors including, but not limited to, relevant experience, education, skills set, applicable licensure and certifications, and other business and organizational needs. Base salary is only one component of our total rewards package. Natixis also offers a generous benefits package, and you may be eligible for a discretionary incentive award depending on company and individual performance.
