What You’ll Do
- Lead and manage the on-site team, including leasing and a 4-person maintenance staff
- Drive performance across occupancy, collections, and renewals
- Maintain a strong on-site presence by walking the property daily and proactively addressing issues
- Oversee unit turns, renovations, and capital improvement projects (clubhouse, pool, unit upgrades)
- Partner with ownership and leadership by delivering accurate, consistent reporting
- Manage resident relations, including escalations, notices, and overall satisfaction
- Oversee delinquency and legal processes while ensuring compliance with Delaware regulations
- Collaborate closely with maintenance to ensure timely work orders, turns, and overall property upkeep
- Build accountability, structure, and productivity across the team
- A strong, hands-on leader who takes full ownership of their asset
- Proven ability to drive team performance and operational efficiency
- Experience overseeing renovations, capex projects, and unit turns
- Solid understanding of Delaware landlord-tenant laws and court processes
- Confident communicator comfortable working with executive leadership
- Balanced approach to resident relations—firm but fair
- Highly organized, detail-oriented, and proactive in problem-solving
- Open to high-performing Assistant Property Managers ready to step into a leadership role
- Ownership-minded culture where the Property Manager is expected to take full accountability
