A well-established real estate organization is seeking a Director of Maintenance to oversee a large, diverse portfolio of 1,400 residential units and 500,000 sq. ft. of commercial space. This leader will manage a 30 person maintenance team, ensure the physical integrity of all properties, and oversee long-term planning, budgeting, and daily operations.
The ideal candidate has strong experience in maintenance operations, project management, budgeting, preventative programs, and vendor oversight. This role is Monday–Friday, 7:30–4:00, with no scheduled on-call, though availability by phone is expected.
Prinicpal Duties And Responsibilities
High school and/or trade school required, associate degree in business, engineering, or related field preferred. Minimum seven year’s experience in the field of facilities, property management, or building operations and three years management experience. Experience with multiple residential and commercial properties preferred.
Knowledge/Skills/Abilities
Must possess a thorough understanding of building operations and maintenance, finance, and construction. Must be detail oriented, analytical and computer literate. Must have excellent written, verbal and presentation skills, a superior customer service approach to problem resolution, and the ability to build relationships.

Prinicpal Duties And Responsibilities
- Supervise the performance of all maintenance services, to ensure quality workmanship, efficiency, and professionalism.
- Prepare department budgets, review progress of departments regularly and report on progress.
- Establish and maintain management practices which will ensure that all budget projections are met annually.
- Provide feedback and written reports to Senior Management on any and all issues relating to the successful operation of the Maintenance Department.
- Interview, hire, train, review, and communicate with maintenance department employees according to accepted company policies and procedures.
- Responsible for ongoing evaluation through conducting physical inspections of the property and review customer needs.
- Ensure safety of work practices and procedures of employees and contract employees.
- Ensure preventative maintenance programs are in place and adequate.
- Assist in creating 5,10,20 year asset management plans
- Research new programs and processes to improve quality and costs.
- Provides labor distribution planning and scheduling for the commercial and residential maintenance departments
- Supervises the application of the maintenance software, ensuring that the program provides up-to-date and reliable information and that is adequately supports day-to-day operations
- Establishes specific warehousing procedures and stocking levels; approves purchases to level of authority; maintains accountability of supplies, tools and equipment
- Prepares costs projections for labor, material, and special services for use in preparation of annual budgets
- Direct special project work by contractor personnel, including solicitation of proposals, inspection of the work, and acceptance upon completion.
- Ensures maintenance personnel receive technical, OSHA and safety training.
- Responsible to assist in personnel decisions for hiring, firing, annual reviews, etc.
- Establish, implement and oversee preventative maintenance programs.
- Establish and oversee vendor list and/or vendor contracts.
- Provide leadership and assist staff as necessary in emergency situations.
- Further develop strong working relationships between maintenance and leasing staff to create a cohesive team for exceptional tenant experiences.
