Position Summary
Modular Building Systems International (MBSI) is a Central Florida-based provider of prefabricated and modular buildings serving commercial, education, healthcare, and government clients across the Southeast.
The Fleet Operations, Logistics & Asset Refurbishment Manager serves as the operational nerve center for MBSI’s modular building fleet — overseeing the full lifecycle of every asset from return to the yard through refurbishment, redeployment, and transport scheduling. This hands-on leadership role combines fleet logistics management, modular building refurbishment oversight, production scheduling, and operational quality control.
The ideal candidate is equal parts field inspector, logistics coordinator, scheduler, and inventory steward — someone who thrives at the intersection of physical assets, operational precision, and construction execution. This role requires deep command of modular building systems, fleet operations, MEP systems, and multi-project logistics coordination.
Core Responsibilities
Fleet Return, Inspection & Refurbishment Management
- Conduct walk-through and punch-out inspections on all buildings returning to the yard; document damage, deficiencies, and missing components with photographic evidence.
- Manage the in-yard refurbishment process for modular assets, overseeing structural, electrical, mechanical, and aesthetic upgrades.
- Perform comprehensive inspections throughout remediation work to ensure all repairs and upgrades meet MBSI standards.
- Coordinate with repair crews, yard operators, and subcontractors on all refurbishment activities; verify workmanship before final sign-off.
- Ensure all returned units are properly positioned, cleaned, sealed, and prepared for refurbishment and redeployment.
- Tag and certify buildings as deployment-ready upon successful completion of repairs, inspections, and quality checks.
Development & Repair Management
- Author detailed scopes of work (SOWs) for returned buildings, specifying all required repairs, replacements, cleaning tasks, and refurbishment requirements.
- Track and manage yard inventory of repair materials, tools, consumables, and replacement components; forecast replenishment needs to prevent project delays.
- Coordinate sequencing and prioritization of refurbishment projects to maximize fleet utilization and operational efficiency.
- Monitor refurbishment material costs, labor efficiency, and operational KPIs.
Fleet Operations & Logistics Management
- Direct daily yard and fleet operations including driver dispatch, yard layout optimization, asset tracking, and inventory movement.
- Build and maintain MBSI’s master Global Schedule encompassing:
- building returns
- outbound deployments
- refurbishment projects
- fabrication projects
- active service calls
- Coordinate transport schedules to align yard refurbishment timelines, customer delivery commitments, and field deployment schedules.
- Manage reverse logistics activities and coordinate building breakdown/return activities with detailed site reporting prior to tear-down.
- Source, vet, and negotiate rates with third-party heavy-haul carriers to support overflow transportation capacity.
- Oversee preventive maintenance scheduling for commercial fleet assets and transportation equipment.
Asset Tracking & Inventory Control
- Maintain real-time tracking of all MBSI assets regardless of location — in yard, at client site, in transit, or under service.
- Maintain accurate inventory records for repair parts, materials, and fleet-related assets.
- Support continuous improvement initiatives by analyzing asset performance data, repair history, fleet utilization trends, and operational bottlenecks.
Building Code Compliance & Quality Assurance
- Ensure all refurbished units conform to Florida Building Code (FBC) and applicable modular construction standards prior to deployment.
- Coordinate required third-party inspections and quality assurance reviews as necessary.
- Maintain compliance with applicable building codes, safety standards, and operational procedures across all asset conditions.
Qualifications
Education & Experience
- Minimum 7–10 years of experience in modular building operations, fleet logistics, construction operations, asset management, or related industrial environments.
- Bachelor’s degree in Construction Management, Logistics, Operations Management, Engineering, Supply Chain, or related discipline preferred; equivalent hands-on industry experience considered.
- Demonstrated experience in modular building, manufactured construction, prefab construction logistics, or construction trailer/fleet environments strongly preferred.
- Valid driver’s license
Skills & Competencies
- Strong understanding of modular building systems including structural, mechanical, electrical, and plumbing (MEP) systems.
- Working knowledge of Florida Building Code (FBC), modular construction standards, and inspection protocols.
- Exceptional command of production scheduling, fleet logistics coordination, and multi-project operations management.
- Strong inventory management and operational planning skills.
- Experience using fleet management software (FMS), inventory systems, project management software, and Microsoft Office Suite.
- Strong written and verbal communication skills with the ability to produce clear inspection reports, operational summaries, and scopes of work.
- Proven ability to manage field crews, yard personnel, drivers, vendors, and multi-trade repair activities simultaneously.
- Strong leadership and negotiation skills when coordinating external freight carriers, vendors, and subcontractors.
Preferred Qualifications
- Experience working with the Florida Department of Business and Professional Regulation (DBPR) or similar modular certification bodies.
- Lean and/or Six Sigma process improvement experience; certification preferred.
- OSHA 30 certification preferred.
- Familiarity with ERP, CMMS, fleet management, or asset tracking platforms.
- Experience supporting government, education, healthcare, or commercial modular construction projects.
