Position Summary
Modular Building Systems International (MBSI) is a Central Florida-based provider of prefabricated and modular buildings serving commercial, education, healthcare, government, and specialty construction clients across the Southeast.
The Site Superintendent / Site Supervisor serves as MBSI’s primary field representative on active project sites, overseeing all on-site construction, modular installation, subcontractor coordination, safety compliance, scheduling, and client-facing quality control from mobilization through project closeout.
This is a travel-oriented leadership role requiring extensive field presence throughout Central Florida and surrounding Southeast regions. Travel is required approximately 75% of the time, with most of the travel being in Florida. Out of state travel is required occasionally. The ideal candidate is an experienced construction professional who thrives in fast-paced, project-based environments, can manage multiple concurrent projects and field teams, and takes personal ownership of delivering modular buildings that are move-in ready, on schedule, within budget, and built to specification.
Core Responsibilities
Site Operations & Installation Management
- Coordinate and supervise all on-site construction and installation activities including:
- modular building set and placement
- blocking, leveling, tie-downs, and anchoring
- utility connections
- interior and exterior finish work
- ramp and deck installation
- subcontractor sequencing and field coordination
- Manage field crews, subcontractors, and site personnel while delegating tasks and monitoring progress against project schedules.
- Coordinate delivery schedules with logistics and transportation teams to ensure modules arrive in proper sequence and within project timelines.
- Conduct daily site walks to monitor construction progress, identify field conflicts, and document site conditions with photos and written reports.
- Create site access plans, staging layouts, and sequencing plans to support efficient project execution.
- Review project schedules regularly and proactively identify challenges, delays, or resource constraints.
- Confirm completion of trim-out activities, punch-list items, and final site readiness prior to client turnover.
Construction Management & Scheduling
- Oversee project schedules and ensure compliance with MBSI operational standards, project timelines, and quality expectations.
- Participate in pre-construction planning, sales support, constructability reviews, and project turnover meetings.
- Assist in developing baseline schedules and sequencing strategies for construction activities.
- Coordinate multi-trade field operations including electrical, plumbing, HVAC, low-voltage, and finish trades.
- Provide leadership and guidance to field staff regarding materials, sequencing, staffing, scheduling, and construction methodologies.
- Support project teams with scope reviews, schedule updates, and field-level reporting.
Safety, Compliance & Quality Control
- Enforce MBSI safety standards and all applicable OSHA regulations across active job sites.
- Conduct toolbox talks, field safety meetings, and job-specific safety training as required.
- Ensure field staff comply with MBSI standards, site-specific guidelines, and federal project requirements where applicable.
- Coordinate with local building departments, inspectors, and AHJs (Authorities Having Jurisdiction) to schedule inspections and obtain permit sign-offs.
- Maintain all required site documentation including:
- permits
- inspection logs
- daily reports
- subcontractor sign-in sheets
- RFIs
- change orders
- safety documentation
- Apply MBSI quality control standards to all field work, ensuring workmanship and materials conform to plans, specifications, and applicable building codes.
- Perform final inspections and snag-list reviews prior to owner walkthroughs and project turnover.
Client & Team Communication
- Serve as the primary on-site point of contact for clients, general contractors, developers, owner representatives, architects, and facility managers throughout the construction phase.
- Maintain continuous communication with clients to ensure satisfaction and proactively address project concerns.
- Attend owner meetings, project team meetings, and coordination meetings as necessary.
- Communicate schedule impacts, project status updates, field conditions, and issue resolutions clearly and professionally.
- Foster and maintain strong working relationships among project teams, subcontractors, and clients.
Project Closeout & Continuous Improvement
- Manage project punch-list completion and closeout activities through substantial completion and client acceptance.
- Coordinate warranty and corrective work as necessary following project completion.
- Complete customer service calls and post-project field evaluations.
- Contribute lessons learned and operational feedback to MBSI’s continuous improvement initiatives.
Qualifications
Education & Experience
- Minimum 10–15 years of field construction experience, including at least 5 years in a supervisory, superintendent, or foreman role on commercial, modular, or specialty construction projects.
- Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
- Demonstrated experience managing subcontractors, reading construction drawings, coordinating multi-trade operations, and overseeing active job sites.
- Experience with modular, prefabricated, relocatable building systems, or specialty construction strongly preferred.
- Experience with healthcare, education, airport, federal, government, or specialty construction environments is a plus.
Certifications & Licenses
- Valid Florida Driver’s License with clean driving record required.
- OSHA 30 certification required.
- Florida Contractor’s License (any division) preferred but not required.
- Certifications in aerial lift operation, forklift, skid steer, fall protection, or related equipment operation strongly preferred.
Skills & Competencies
- Strong understanding of general construction principles, MEP systems, modular assembly processes, and quality control standards.

- Bilingual (English/Spanish) strongly preferred.
Preferred Qualifications
- Familiarity with Florida Building Code, inspection processes, and permit compliance workflows.
- Experience supporting federal construction projects or working on regulated sites such as airports, healthcare facilities, or educational campuses.
- Experience leading field training initiatives and implementing construction safety programs.
- Strong background in schedule management, sequencing, and field logistics coordination.
