Position Overview
The Local Leasing & Business Development Manager plays a critical role in generating ancillary income, leasing large and small retail properties, and enhancing the property's overall merchandising mix. This individual is responsible for developing and executing a local leasing strategy that drives revenue through specialty leasing, short-term activations, and community partnerships. The role involves close collaboration with the on-site management team and national leadership to ensure performance goals are met or exceeded.
Key Responsibilities:
Business Development
- Conduct in-person outreach at least two days per week to prospect local entrepreneurs and emerging brands for carts, kiosks, and inline retail opportunities.
- Use social media platforms to identify and engage with new leasing prospects.
- Attend local and regional trade shows to source unique tenants and sponsorship leads.
- Network with industry peers and local brokerage contacts to uncover potential tenants.
- Analyze tenant mix and identify growth categories for the property.
- Assist national leasing teams in identifying brands with potential for regional or national expansion.
- Maintain active relationships with current licensees to foster renewals and growth.
- Communicate timely market and merchandising trends to tenants and internal teams.
- Respond promptly to internal and external inquiries, typically within 24 hours.
Leasing
- Manage all aspects of the property's temporary and specialty leasing—including kiosks, carts, inline pop-ups, vending, and media opportunities.
- Negotiate license agreements and prepare all required deal documentation.
- Oversee the deal flow from submission through approvals, execution, and tenant openings.
- Identify and support high-performing short-term tenants for potential conversion to long-term leases.
- Align leasing activity with income growth objectives, market conditions, and rental guidelines.
Operations & Collaboration
- Ensure compliance with company standards for signage, merchandising, and visual presentation.
- Enforce adherence to operating policies and procedures among all local leasing tenants.
- Track sales reporting and collections; support General Manager with receivables as needed.
- Maintain up-to-date pipeline and prospecting reports.
- Communicate space availability and exclusivity clauses with property and leasing teams.
- Review property inventory regularly to uncover untapped revenue opportunities.
- Manage and respond to short-term vendor inquiries and online submissions.
Marketing & Merchandising
- Distribute promotional materials to local businesses to generate leasing interest.
- Ensure vacant carts and displays are well-presented using marketing collateral.
- Work closely with the marketing team to elevate the appearance of vacant storefronts.
- Identify merchandising gaps and design a strategy to attract differentiated concepts.
Financial Oversight
- Prepare monthly and quarterly forecasts per ownership agreements.
- Contribute to annual goal setting and mid-/year-end business reviews.
- Monitor and manage leasing expenses in alignment with approved budgets.
- Support budget reforecasting and aim to exceed revenue targets through strategic leasing activity.
Qualifications
- Bachelor’s degree preferred.
- 2–4 years of experience in leasing, sales, retail management, or business development.
- Strong communication skills with the ability to negotiate and influence effectively.
- Comfortable interpreting financial reports and lease documentation.
- Tech-savvy with proficiency in Microsoft Office, social media, and CRM tools.
- Self-motivated, organized, and capable of managing multiple priorities.
- Able to work independently and collaboratively in a fast-paced environment.
- Passion for placemaking, local retail, and community engagement.
- Flexibility to work a non-traditional schedule as needed, including weekends and holidays.
- Occasional travel may be required.
Compensation
đź’° Salary Range: $60,000 - $65,000 annually with a strong bonus structure (40% annually)
