Senior Project Manager


JOB DESCRIPTION:

This is an office-based role with substantial field time that works in close coordination with the on-site and in-office teams. You will be embedded in the deal process from acquisition through delivery, providing the technical rigor supporting our investment decisions that the development, construction, acquisitions and finance teams depend on.


This role involves building out construction-related project management Standard Operating Procedures (SOPs), updating existing SOPs, cost tracking systems, construction timelines, and reporting protocols that support both active development programs and the firm's acquisition pipeline.

Due Diligence

  • Assist with the management of the due diligence process for potential investments, including construction budgeting exercises necessary to underwrite the investments, pricing and technical input for the production of in-house conceptual site plans in collaboration with our in-house design manager, assessment of existing design packages from a technical standpoint, review of property condition reports, and assessment of due diligence checklist completeness.


Design and Development

  • Manage the technical design and coordination process of development projects in various capacities, including collaboration with design teams, partners, and lenders.
  • Establish design goals, strategies, and actual designs in certain cases, that reflect the company’s core beliefs to then be used to shape technical systems (i.e. structural, MEP and façade systems).
  • Select and manage technical design teams (civil, structural, MEP, façade, Geotech, environmental, traffic, landscape, architect, code consultant) to maintain programming, underwriting, budget and schedule goals.
  • Manage and advance predevelopment budgets with various departments and partners including finance, investments, and construction,
  • Assist with the management of the permitting process, including but not limited to design and permitting schedule development for technical scopes (i.e. structural, MEP and façade systems).
  • Assist in the selection of the general contractor and contracting teams by circulating all necessary bid packages and managing RFIs that are developed during the bid phases.
  • Identify subcontractor scope overlaps and sequencing risks before they become field problems.
  • Communication & coordination with municipalities on permits, approvals, coordination processes & procedures from preconstruction through construction completion (i.e. WASD, Derm, City of Miami).


Construction

  • Build and maintain the firm's project management systems, templates, and reporting frameworks, involving bid leveling, construction estimation, budget development, scope negotiation, and RFI’s across active projects and third-party ownership representation scopes.
  • Work with the in-house, on-site construction management team on assessing the project’s adherence to the overall design drawings and goals. This will entail regular time on the construction site throughout the various stages of construction.
  • Track technical scopes, overall progress and cost tracking.
  • Review general contractor pay applications, validate against schedules of values, flag discrepancies and assist in budget forecasting.
  • Manage the design team’s construction administration phase, including but not limited to, assistance with RFI process, invoice reviews and attendance of certain construction progress meetings and coordination sessions.
  • Review, assess the legitimacy of, and resolve project change orders, while minimizing schedule impacts.
  • Assist with the development of regular weekly, monthly and quarterly updates as part of the company’s required reporting criteria, specifically the company’s quarterly updates for active construction projects.
  • Produce regular progress reports for the company’s third-party ownership representation scopes.
  • Oversee the commissioning phase by assessing startup and turnover criteria and approving finalized packages.
  • Assess and approve the close out packages provided by the general contractors and subcontractors.



QUALIFICATIONS:

  • Bachelor’s degree, technical degree preferred, from an accredited college/university with strong academic performance
  • 8 years of relevant construction/development experience spanning field construction and office based project management roles
  • Strong cost management background, comfortable owning budgets, running pay app reviews, and building cost tracking systems
  • Technical fluency with construction documents and ability to read drawings, identify conflicts, and engage directly with construction teams
  • Strong written, verbal communication and interpersonal skills
  • Strong leadership and team building qualities
  • Proficiency in Microsoft PowerPoint, Excel, Word, Outlook and Procore
  • Advanced proficiency of CAD, BIM, Bluebeam
  • Willingness to travel up to thirty-three percent (33%) of the time
  • Attention to detail, ability to effectively multitask and prioritize
  • Enthusiasm to pitch in where necessary with a roll up your sleeves attitude
  • Drive to “take ownership” of roles and responsibilities
  • Must be a strong problem solver and enjoy the problem-solving process that needs to exist in every construction project

Salary : $145,000 - $155,000
