POSITION SUMMARY: Under the supervision of the Property Manager, the employee performs skilled and unskilled maintenance for Housing Authority on residential apartment complex(es), to include plumbing, electrical, mechanical, tile, carpentry, tiling, painting, grounds.

RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:

• Performs skilled maintenance and repair tasks on MWHS properties and units. This includes troubleshooting, performing preventive maintenance, and repair work on furnaces, boilers, solar systems, plumbing, electrical, building systems, structures, HVAC equipment, commercial laundry facilities, fire protection systems and alarms, gas fuel piping, elevators, electrical systems, plumbing, and appliances.
• Performs construction, renovation and upgrading related to the structure to include carpentry- door-window repairs and replacements; rough framing; installing cabinets and manufacturing countertops; installing subfloors, installing tile; sub-floor and flooring installation including hardwood floors, repair and maintenance; playground equipment repairs; drywall installation and repair and exterior deck repairs; fabricating screens; and installing tile.
• Performs work on roofs, gutters, shingles, and downspouts.
• Interior and exterior painting include preparations of drywall and siding. Staining and finishing exterior and interior wood surfaces.
• Completes swimming pool maintenance, including opening and closing of pool for season, cleaning, checking, and maintaining correct chemical balance, repairs and safety checks as needed.
• Other exterior work includes installation and repairs of sprinkler systems in the landscaped areas and works with landscape material including trimming of trees, shrubs, and bushes as necessary.
• Remove snow and apply ice melt as needed. This will include dumpster areas, stairs, walkways including any and all ramps and handicap accessible areas.
• Completes forms for work orders, make ready's, preventative, and routine maintenance, and other maintenance logs.
• Prepares housing units for new incoming occupants.
• Re-key and replace locks, doorknobs, and dead bolts and maintain building security systems.
• Organize and maintain maintenance shop with tools and materials for daily tasks. Purchases maintenance supplies within budget and with prior supervisor approval.
• Assess and monitor property condition and anticipate necessary repairs or problems and report to supervisor.
• Ability to work holidays, scheduled on call shifts, after-hours emergency shifts. Job includes utilizing a cell phone and answering emergency calls from residents (On call shifts are an ongoing aspect of the job and will be shared with other maintenance staff.)
• Provide information to the manager as requested or directed related to any outside bids or contractors.
• Regular and predictable attendance is required.
• Performs other duties as assigned.

REQUIRED EDUCATION AND EXPERIENCE:

Education: High School diploma or equivalent experience commensurate with requirements of the position and proven ability to read labels, instructions, etc. and properly mix chemicals used in maintenance process. Certificate from a trade/vocational school in construction or maintenance is highly preferred.

Experience: Minimum of two-years' experience working in related field with a certificate from trade/vocational school or any equivalent combination of training and experience.

Licensure/Certification: Valid Driver's License and good driving record are required. Required to transport oneself to off-site locations.
