Founded in 1978, they offer full service cleaning, janitorial, & housekeeping services & service over 215 million square feet of space in corporate owner occupied facilities, multi-tenant office buildings & facilities supporting industrial and manufacturing, logistics, distribution, education, healthcare & senior living.
Who You Are
The Director of Business Development is a disciplined enterprise hunter, responsible for delivering new logo business and maintaining minimum gross margins across their targeted market quota. This role will target Healthcare, manufacturing, Industrial, Education, Logistics & Commercial real estate within their assigned territory. Experience calling into these industries is required.
Responsibilities & Expectations
- Manage strategy and operations for marketing and customer relations activities; execute disciplined outbound prospecting across top 50-75 target accounts in assigned territory.
- Maintain and update salesforce daily; logging all activities, opportunities and next steps
- Deliver accurate weekly pipeline reports to review with the VP of sales with commentary
- Participate in weekly Dashboard review cadence
- Provide feedback to company leadership on sales related topics
- Build and manage a qualified pipeline of $16M-$20M to support an annual quota target of $4-5M
- Own full sales cycle: Discovery, facility walks, solution design, proposal, negotiation, close.
- Own proposal quality, customization & competitive positioning on every bid.
- Navigate multi-stakeholder environments: Facilities, Operations, Procurement, Finance, C-Suite
- 3-4 days per week in the field engaging clients & prospects.
Qualifications/ Requirements
- 5-10 years B2B outside sales in facility services, commercial real estate, industrial or outsourced services.
- Track record closing $500K-$2M multi-site contracts with multi-year terms.
- Comfortable with complex, long-cycle sales involving procurement and C-suite stakeholders
- Strong proposal writing, pricing discipline, and negotiation skills.
- Salesforce proficiency; metrics driven approach to pipeline and forecasting.
- MUST reside in or near Indianapolis, IN
- Valid driver's license; comfortable with extensive local travel
- Willingness to operate in a performance-tracked environment with accountability standards.

Base Salary: $90-130K based upon experience
Commission & Incentives: $25K-$50K
