The Community Relationship Manager is a key connection point for prospective and current residents. In this role, you will guide prospects through the leasing experience, help residents feel heard and supported, keep property information accurate, and create events and communications that strengthen the community. Success comes from combining attentive service, organized follow-through, practical problem-solving, and knowledge of the local rental market.

What you will do:

Welcome prospective residents and support leasing.

• Present the property in person and by phone, then follow up promptly with prospective residents.
• Verify rental applications in a timely manner and submit them to the Executive Property Manager for approval.
• Manage website inquiries and leads, monitor waitlists, assign units, and maintain the vacancy board with the Executive Property Manager.
• Prepare new-resident and renewal leases in Acutraq, and complete move-in, move-out, and renewal documentation.

Deliver a positive resident experience.

• Meet with residents to understand and help resolve concerns or conflicts with professionalism and care.
• Provide consistently high-quality customer service in every interaction.
• Organize engaging property events and communicate updates to residents through the portal or email.
• Support resident needs by submitting and closing work orders in Eservice as appropriate.

Keep the community organized, accurate, and market-ready.

• Walk vacant units before move-in and complete monthly property inspections.
• Communicate with residents about property violations and monitor follow-up actions.
• Assign keys and fobs, manage electronic locks, and complete Package Locker audits.
• Update apartment advertising sites daily, including Apartments.com and Zillow, and verify that online information is accurate.
• Develop marketing content for approved social media sites and submit required traffic, leasing, and marketing reports.
• Submit the daily update form and monthly reports to accounting department.
• Follow all published policies and procedures and assist with other duties as requested by the supervisor.

What you bring:

• High school diploma or equivalent required; a two- or four-year college degree is preferred.
• Valid Tennessee driver's license.
• Excellent customer service and relationship-building skills.
• Strong verbal and written communication skills.
• Ability to stay composed under pressure, meet deadlines, and prioritize work with direction or supervision.
• A detail-oriented, organized approach and dependable follow-through.

Work environment and schedule:

• Full-time schedule of 40 hours per week, generally Monday through Friday. Start and end times may be 8:30 a.m. to 5:30 p.m. or 9:00 a.m. to 6:00 p.m.
• One to two Saturdays per month, with frequency varying based on staffing needs.
• Business attire.
• Ability to sit for extended periods while using a keyboard or writing by hand; frequently sit, stand, walk, and climb stairs; and occasionally push, pull, lift, or carry up to 25 pounds.
