Position Overview
The Director/Manager – Land Acquisitions will work closely with the VP- Land Acquisitions and be responsible for identifying land to be acquired for single family and multi-family projects in the Tampa North market.
Reporting Relationship:
Reports to VP Land Acquisitions
Duties and Responsibilities:
- Lead the land acquisition department and oversee all land acquisition activities in the Division
- Negotiate land purchase agreements and manage the closing process
- Develop and implement strategies for identifying and acquiring suitable land for development projects, to include raw land and finished lot deals.
- Build and maintain strong relationships with landowners, brokers, and other stakeholders in the real estate industry
- Conduct thorough research and due diligence on potential land acquisitions, including zoning and permitting requirements
- Collaborate with cross-functional teams to ensure seamless integration of land acquisition into development projects
- Utilize your expertise in land acquisition to drive the company’s growth and expansion plans in the market
- Stay up to date with market trends, best practices and local regulations related to land development.
- Maintain and develop a network of industry contacts to identify potential land acquisition opportunities
- Analyze financial feasibility and risk assessment for potential land acquisitions
- Recommend strategic adjustments to senior leadership and report regularly on land acquisition progress.
Qualifications/Education
- Minimum bachelor’s degree.
- Minimum of 5-7 years in residential land acquisition
- Must have land acquisition experience within the market
- Strong knowledge of real estate laws, zoning regulations and land development processes.
- Excellent negotiation and communication skills.
- Exceptional analytical skills and understanding of complex financial analysis.
- Must have valid driver’s license.
