Vice President of Development - Retail - Indianapolis, IN
The Vice President of Development is responsible for managing retail and mixed use real estate redevelopment and expansion projects across an established real estate portfolio.
The successful candidate will play a key role in transforming complex real estate assets, including retail, restaurant, entertainment, residential, hospitality, and office components. This individual will work closely with internal and external stakeholders to execute multifaceted development and redevelopment initiatives.
The role requires demonstrated experience working with government agencies and community stakeholders, including presenting and negotiating in public settings to secure development rights. Candidates should possess strong financial acumen and experience managing complex development pro formas. Travel to project locations and participation in public entitlement and municipal approval processes will be required.
Key Responsibilities
- Evaluate development and redevelopment opportunities and provide recommendations to executive leadership.
- Lead preparation of development programs for selected properties, including planning, zoning, environmental review, economic analysis, and related due diligence.
- Interface and negotiate with governmental jurisdictions regarding entitlement and zoning matters.
- Coordinate multidisciplinary project teams including architects, engineers, attorneys, leasing professionals, property management, tenant coordination, and other stakeholders to support successful project delivery.
- Collaborate with internal departments to assess financial feasibility, constructability, and marketability of development alternatives.
- Manage project budgets and oversee expenditures in accordance with company procedures.
- Address zoning and approval matters, redevelopment initiatives, renovation projects, underutilized asset repositioning, and strategic planning efforts.
- Provide regular project updates and reporting to senior leadership.
- Represent the company publicly on development initiatives, including planning commission meetings, community engagement efforts, industry events, and presentations to municipal leaders, tenants, and business partners.
Qualifications
- Bachelor’s degree in Finance, Architecture, Urban Planning, Engineering, or a related field required.
- Advanced degree in Real Estate, Business, or Urban Planning preferred.
- 8 to 10 years of real estate development experience, with significant exposure to retail and/or mixed use projects preferred.
- Experience working with legal agreements related to complex multi component developments, including easements, operating agreements, and shared ownership structures.
- Demonstrated experience leading entitlement and municipal approval efforts.
- Ability to communicate effectively with investment partners, major tenants, public officials, and third party stakeholders.
- Strong communication, presentation, and relationship management skills.
