What You’ll Do

As a Property Manager, you’ll bring the LUMA Playbook to life by:

Leading with Presence:
Build, inspire, and develop a high-performing team through thoughtful hiring, coaching, and leadership that reflects LUMA’s standards of professionalism and service, including modeling polished presentation and strong interpersonal communication.

Driving Performance:
Achieve occupancy, revenue, and expense goals while maximizing asset value and cash flow for ownership.

Delivering the Brand Experience:
Ensure every resident and prospect interaction reflects LUMA’s commitment to a polished, welcoming, and high-touch customer experience—from first impression to long-term residency, and that the onsite team consistently conveys the lifestyle the community is designed to represent.

Upholding Excellence:
Implement and maintain LUMA’s policies, procedures, and operational standards to create a community that is both well-run and beautifully presented.

Staying Ahead & Accountable:
Ensure full compliance with local, state, and federal regulations while modeling integrity, consistency, and professionalism for your team.

Building Relationships:
Cultivate strong resident relationships, resolve concerns proactively, and enforce lease agreements with clarity, confidence, and respect.

Who You Are

You’re a leader who understands that how things are done matters just as much as what gets done. You’ll thrive in this role if you:

• Have at least two years of continuous property management experience (100 units preferred) with demonstrated success in marketing, leasing, sales, or public-facing roles.
• Naturally project confidence, professionalism, and warmth in resident, client, and team interactions, with the ability to quickly build rapport and trust with prospective residents.
• Are comfortable representing a premium brand in a highly visible, customer-facing environment, and consistently conveying energy, credibility, and polish aligned with a professional renter audience.
• Are proficient in property management software, Microsoft Office, and financial reporting (rent rolls, receivables, payables, budgeting).
• Possess a working knowledge of Fair Housing laws and hold (or are working toward) an IREM or Apartment Association designation.
• Hold a high school diploma and a valid driver’s license with access to a reliable, insured vehicle.
• Approach challenges with a solution-oriented mindset and know how to motivate, coach, and hold teams accountable.
