POSITION DESCRIPTION
PRIMARY RESPONSIBILITIES:
- Understand the benefits of the assigned community, company homes for sale, pricing, standard construction practices, company policies and procedures
- Be familiar with LB homes, floor plans, and home sites available by neighborhood within a/or assigned community
- Greet prospects/guests with a warm smile, introduce yourself and extend a warm welcome
- Prepare and capture all guest registration forms
- Seek information in a casual and friendly manner, asking open ended questions
- Take customers through a sales presentation; demonstrate model homes, and community amenities
- Make notes of all model(s) and home sites viewed in Hubspot and communicate all relevant information regarding the customer to the Director of Sales to ensure the consummation of sales
- Send information packages to leads/prospects when/if necessary
- Assist Director of Sales with all aspects of business for Cambridge Park.
- Follow-up with all lead/prospect contacts in Hubspot
- Create, edit, and maintain listings in MLS and review with the Director of Sales.
Realtor Outreach & Relationships:
- Target Realtor offices to gain maximum exposure for LB/assigned community
- Drop off LB/assigned community information on a scheduled basis
- Plan and participate in LB Realtor events either at Realtor offices or LB locations along with LB colleagues
Model Management:
- Inspect model(s) daily to ensure LB standards are being met
- Ensure that model(s) are stocked with required service supplies, water, sodas, snacks, etc.
- Report to Client Services, as well as Director of Sales, any problems with model home(s) or items that need immediate attention
- Maintain an adequate supply of required model home(s) brochures and additional marketing material; Romanza and LB Renovation brochures
- Perform any light housekeeping tasks as needed to maintain the home(s) to LB standards at all times, including, but not limited to: sweeping entry areas, dusting, cleaning glass surfaces (windows, mirrors, doors, etc.)
- The model(s) must be opened on time and remain open during the scheduled hours of operation, ensure home(s) are ready for guests, turn on lights, fans, etc.
- Properly secure the home(s) at the end of the day, make ready for following day:
- Update inventory lists as needed
- Update repair/maintenance list as needed
- Close and lock doors/sliders
- Turn off lights, fans, music and any appropriate electrical systems
- Walk through to ensure ready for next day
- Arm security system
General:
- Be a proactive positive member of the LB sales team. Includes sharing with Director of Sales any ideas relevant to improving sales and conversions
- Sales Associate is responsible for timely submission of time sheet to Director of Sales as directed
- Requests for schedule changes must be communicated in writing, with adequate notice, to Director of Sales
Hours:
- Adhere to the sales office schedule which includes weekends and some holidays
- Enthusiastically participate in grand openings and company events, many of which may be after hours
- In season (defined as January 1st through April 30th) work 6 days a week or as directed by Director of Sales
- Attend local Realtor meetings and appropriate networking events
Other related duties as assigned.
QUALIFICATIONS:
Education: Minimum of a High School Diploma and current Florida Real Estate License. College degree in related field preferred
Mandatory Experience/Background: 3 of experience working closely with high-end clientele, preferably in the real estate business. Require computer skills and a valid driver’s license. Must be able to multi-task, have organizational skills, and ability to learn CRM (Hubspot). Must get familiar with the details and benefits of the assigned community or have the ability to learn those details and benefits. Must be able to collaborate well with team and adhere to and exemplify London Bay Core Values - Quality, Teamwork, Respect, Commitment and Integrity.
Desired Experience/Qualifications: Office experience including an understanding of sales agreements and MLS, with a basic understanding of custom home construction and real estate sales process.
Physical Requirements: Must be able to move, lift, and carry sales collateral. Must be able to enter/open and secure models.
