Job Purpose

The PM will be responsible for managing all aspects of a project and informing the client, the adjuster and all concerned parties of the daily activities along with the general status of the project.

Reporting Relationships

Project Managers will report to Operations Manager, Project Coordinators, Directors, and Executive Level Management.

Duties and Responsibilities

  • Perform initial damage assessment walkthrough with client and conduct or attend meetings with clients, adjusters, consultants, and necessary representatives as needed.
  • Develop and implement Scope of Work with client or adjuster.
  • Write Site Specific Safety Plan
  • Complete Job Hazard Analysis (JHA) and distribute it to crews. Conduct daily

safety meetings and as needed.

  • Ensure supervisors fill out Field Risk Assessment (FRA) and instruct crews of

possible hazards

  • Verify or order asbestos survey or other necessary testing to ensure ServiceMaster is in full compliance of any and all state and/or federal laws.
  • Acquire floor plan/schematic of facility (if available) or sketch and ensure progress maps are kept up to date and completed.
  • Write SRM/Restore contract, Scope of work/ROM, and/or proposal for client and insurance company/adjuster.
  • Have client sign applicable Contract and Authorization to perform immediate or emergency services.
  • Develop and implement Critical Path Management (CPM) plan with the client to

address the client’s needs

  • Evaluate crew size and material and equipment needs and place orders to

accommodate those needs.

  • Procure subcontractors, vendors and casual laborers as needed.
  • Ensure that all training meetings have been conducted and logged before starting

the project: Site Safety, HazCom, Right to Know, and Confined Space.

  • Maintain project schedule (Scope) developed with owner and insurance company.
  • Maintain the project budget and review with client daily if required.
  • Have client authorize and sign any Change Order on the loss before proceeding

with change.

  • Approve subcontractor bids and invoices.
  • Have subcontractor sign Subcontractor Agreement and provide Certificate of

Insurance as outlined by agreement.

  • Assign tasks to specific Supervisor, holding them accountable for quality and

quantity on a daily basis.

  • Maintain the proper ratio of Supervisors to Technicians and Casual laborers.
  • Oversee the documentation of all costs associated with the project. Oversee administrative staff and ensure invoicing and project file are accurate and in order.

  • Conduct project meetings with Supervisors and Field Clerk outlining the scope of

work or changes in the scope of the work

  • Ensure all paperwork is completed according to project specifics and ServiceMaster policies.
  • Ensure PMR is sent out daily and distribute to assigned parties. May also include photo reports.
  • Have client sign Completion (Certificate of Satisfaction) form.
  • Verify invoicing schedule with client and follow up on outstanding payments.
  • Verify all invoices are accounted for in accounting system, file, and invoicing system.
  • Ensure fluid and efficient project closure and demobilization
  • Ensure all rental equipment is returned
  • Discuss all site-specific rules with the client and ensure these rules are followed in addition to all ServiceMaster personal conduct policies.
  • Ensure photo documentation on each project is completed as necessary for each project.
  • Respond to customer inquiries and concerns promptly. Recap all communications in the notes of the electronic job file.
  • Ensure that equipment is tracked and managed according to ServiceMaster policy.
  • Negotiate pricing and rates with vendors.
  • Review and approve job coded purchases.
  • Monitor and review job costs and cost tracking to ensure optimal margins.
  • Upsell additional services at a project level.
  • Available to travel 200 plus days out of the year.
  • Maintain and develop relationships with new and existing clients.
  • Restoration Project Managers need to have the ability to manage the work to be completed as well as perform all duties physically if required.
  • Any and all other duties as assigned by Management or Leadership.

The requirements include, but are but not limited to:

  • Mental: Must have the capacity to conduct customer conversation, manage temporary laborers, Restoration Technicians, Supervisors, APM’s and complete simple mathematical calculations, and complete paperwork.
  • Dependable-more reliable than spontaneous.
  • Adaptable/Flexible-enjoys doing work that requires frequent shifts in direction.
  • Autonomous/Independent- enjoys working with little direction.
  • Must be able to pass drug testing.
  • Must be able to pass a background check.
  • Authorization to work in the U.S.
  • Be on call 24/7 and 365 days a year.
  • Ability and willingness to work 12 hour shifts, 7 days a week for multiple weeks at a time.

The licensing/registration/certification requirements for this position are, but not limited to, as follows:

  • Required: Valid State Driver’s License
    • Ability to obtain and maintain a Class E driver's license within 30 days of hire
  • Preferred: License with the ability to drive a vehicle with GW of 10,001 pounds.
  • Preferred: Ability to fly on commercial aircraft.
  • Be able to pass DOT physical and follow all DOT regulations.
  • Maintain and/or Obtain IICRC Certification
  • Maintain OSHA certifications
  • Certified on operation of Forklifts and other lift equipment (is a plus but not required)

To perform this job, an individual must be able to perform each task and duty to the high standards set by SRM/Restore.

  • Ability to lift up to 50 pounds regularly, occasionally up to 100 pounds with assistance.
  • Ability to accomplish goals set out by management.
  • Ability to climb ladder, work at ceiling heights, and work in tight spaces.
  • Ability to moisture map large commercial buildings.
  • Ability to both work well with and manage others and to work independently.
  • Ability to sit/stand/walk for prolonged periods of time.
  • Ability to repetitively push/pull/lift/carry objects.
  • Ability to work with/around cleaning products/chemicals.
  • Ability to meet goals/deadlines through effective time management.
  • Ability to prevent accidents/injuries.
  • Ability to treat minor injuries and report any accidents/injuries.

Working Conditions

  • Working conditions will vary from extreme heat to extreme cold
  • Ability to work indoors and outdoors
  • Ability to work in any weather condition (rain, snow, etc.)
  • Ability to have can-do-attitude, teamwork and a desire to do more than what is required
  • Able to drive for up to 11 hours

  • Standing for 12 hours

  • Able to use stairs, ladders, ramps
  • Able to drive for up to 11 hours
  • Able to pass a DOT medical evaluation and pass fit test for respirator

Direct Reports

  • Casual Labor, Technicians, Supervisors, Assistant Project Managers, Resource Coordinators, Superintendents, Subcontractors, Vendor Representatives, and Foreman all report to the Project Manager.
