The position is full-time (Tuesday - Saturday, from 8:00am to 5:00pm) with competitive pay and excellent benefits.
Maintenance / Porter Duties – Onsite Property
General Grounds & Common Areas
- Perform daily inspections of the property to identify maintenance and safety issues
- Keep all common areas clean and free of debris (walkways, courtyards, entryways)
- Empty trash bins throughout the property and replace liners
- Pick up litter and maintain cleanliness of parking lots and landscaped areas
- Maintain cleanliness of dumpsters and surrounding enclosures
- Power wash sidewalks, breezeways, and building exteriors as needed
Building & Property Maintenance
- Conduct routine inspections of buildings, lighting, and amenities
- Replace light bulbs and maintain lighting fixtures in common areas
- Report maintenance needs or hazards to the supervisor or property manager
- Perform minor repairs (door adjustments, hardware tightening, caulking)
- Assist vendors and contractors on property as needed
- Monitor and maintain community signage and bulletin boards
Amenity Upkeep
- Clean and maintain clubhouse, fitness center, business center, and restrooms
- Monitor pool area for cleanliness and safety (furniture arrangement, trash removal)
- Wipe down equipment, sweep floors, and sanitize high-touch surfaces
- Ensure pool gates and amenity doors are secured after use
- Restock restroom and amenity supplies as needed
Janitorial Responsibilities
- Sweep, mop, vacuum, and maintain clean floors in common areas
- Clean windows, glass doors, and entryways
- Dust surfaces, fixtures, and community décor
- Perform spot cleaning as necessary throughout the day
Safety & Compliance
- Identify and report hazardous conditions immediately
- Post safety signs (wet floor/caution) when applicable
- Inspect fire extinguishers and emergency lighting (visual checks only)
- Follow OSHA safety guidelines and company policies
- Maintain secure storage of tools and chemicals
Resident & Team Support
- Greet residents and guests in a professional and courteous manner
- Respond to maintenance-related requests on property when assigned
- Support maintenance team with work orders and emergencies
- Communicate issues promptly to management for follow-up
Inventory & Equipment
- Maintain organization of maintenance shop and equipment storage
- Track inventory of cleaning and maintenance supplies
- Request supply replenishment as needed
- Properly maintain tools and property-assigned equipment
Salary : $20 - $22
