Apartment Maintenance Tech

Make Ready Technician Responsibilities

• Prepare vacant units for new residents by completing make-ready processes in a timely manner
• Perform basic repairs including plumbing, electrical, HVAC, and carpentry
• Paint interiors and exteriors as needed
• Clean and repair appliances as needed
• Replace fixtures such as light bulbs, blinds, locks, and hardware
• Inspect units to ensure they meet company standards and safety regulations
• Report major repairs or safety concerns to maintenance supervisor
• Assist with preventative maintenance tasks as needed

Groundskeeper Responsibilities

• Maintain cleanliness and appearance of the property grounds
• Pick up trash and debris throughout the community daily
• Maintain landscaping including mowing, edging, trimming, and watering
• Prune trees, shrubs, and plants to ensure healthy growth
• Clean common areas such as walkways, parking lots, and amenities
• Maintain pool and hot tub areas to ensure cleanliness and safety
• Test and balance pool and hot tub chemicals (chlorine, pH, etc.)
• Skim debris, vacuum pools, and clean filters as needed
• Monitor water levels and ensure proper operation of pumps and equipment
• Report any pool/spa maintenance issues or safety concerns immediately
• Assist with seasonal tasks (e.g., leaf removal, storm cleanup)
• Maintain outdoor equipment and report needed repairs
• Ensure proper disposal of waste and recycling

Painter Responsibilities

• Prepare surfaces for painting by cleaning, sanding, scraping, and patching holes or cracks
• Apply paint, stain, and coatings to interior and exterior surfaces
• Match paint colors and finishes to existing surfaces when needed
• Tape, mask, and protect surrounding areas to ensure clean work
• Repair drywall and minor surface imperfections prior to painting
• Maintain painting tools and equipment in good condition
• Follow safety procedures when working with ladders, scaffolding, and chemicals
• Ensure completed work meets quality standards and property expectations

General Duties

• Provide excellent customer service to residents and guests
• Follow all safety policies and procedures
• Work independently and as part of a team
• Respond to maintenance requests as assigned
• Maintain tools and equipment in good working condition
• Support other maintenance staff as needed
