The Maintenance Technician (HVAC Certified) is responsible for the overall maintenance, repair, and upkeep of apartment units, common areas, and building systems within the community. This position requires strong general maintenance skills as well as specialized knowledge in HVAC systems to ensure residents enjoy a safe, comfortable, and well-maintained living environment.Key ResponsibilitiesResident Service & RepairsRespond promptly to resident service requests, providing professional and courteous customer service.Diagnose and repair issues related to plumbing, electrical, appliances, carpentry, and general maintenance.HVAC DutiesPerform installation, maintenance, troubleshooting, and repair of HVAC systems (heating, ventilation, air conditioning).Conduct preventive maintenance inspections on HVAC equipment to ensure efficiency and reliability.Handle refrigerants in compliance with EPA regulations and maintain related documentation.Unit Turns & Property UpkeepPrepare vacant units for new residents, including painting, repairs, cleaning, and inspections.Ensure grounds, amenities, and common areas are well maintained and free of hazards.Preventive & Emergency MaintenanceComplete scheduled preventive maintenance tasks on building systems and equipment.Follow all safety procedures and OSHA guidelines.Team Collaboration & ComplianceWork closely with property management staff and vendors to coordinate repairs and projects.Maintain accurate records of work performed, parts used, and service requests completed.Adhere to company policies, building codes, and fair housing laws. QualificationsRequired: HVAC CertifiedApartment, residential, or commercial maintenance experience preferred. Knowledge of plumbing, electrical, carpentry, appliance repair, and preventive maintenance.Ability to lift up to 50 lbs, climb ladders, and work in varying weather conditions.Strong customer service and communication skills.Valid driver’s license and reliable transportation.High school diploma or GED required; technical training a plus.Preferred SkillsExperience with property management software for tracking work orders.Familiarity with fair housing regulations and multifamily industry standards.
