The Vice President, Investments and Portfolio Management opportunity supports the Investments and Portfolio Management team and reports to the Senior Vice President of Investments and Portfolio Management.

At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $250,000 and $300,000 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.

The Vice President, Investments and Portfolio Management opportunity supports the Investments and Portfolio Management team and reports to the Senior Vice President of Investments and Portfolio Management.
Opportunity Requirements
- Bachelor's degree in finance, real estate, business, economics or accounting from a top tier university. Advanced degrees are a plus.
- 10-15 years of commercial real estate experience with a focus on investments. The candidate should have direct transactional experience at either a public and or private institutional investment firm.
- Significant and demonstrable experience overseeing and coordinating acquisition, disposition, and development transactions.
- Extensive knowledge of financial modeling & investment analysis for transactions.
- Advanced knowledge of Argus and Excel.
- Ability to think critically and collaboratively and solve complex problems
- Self-starter that is organized, can problem solve, and has meticulous attention to detail
- Experience with office and life science a plus
- Familiarity with a variety of investments structures and parts of the capital stack
- Strong knowledge of the San Francisco Bay Area real estate market
- A deep network of commercial real estate professionals specifically in the San Francisco Bay Area
- Ability to synthesize complex transactions into digestible presentations for both internal and external shareholders
- Team oriented
The core responsibilities of this position include, but are not limited to the following:
- Oversee and lead all aspects of the underwriting process which includes running analyses, and preparing investment decks for acquisitions, dispositions, developments, joint ventures and asset repositioning’s
- Build cash flow models for investment opportunities, maintain up to date cash flow and valuation models for owned properties
- Prepare, review, organize and analyze due diligence materials for all regional investment transactions coordinating with a broad range of internal and external team members.
- Participate in and provide feedback during legal negotiations
- Present deals in Investment Committee for the San Francisco Bay Area
- Partner with Leasing and Asset Management colleagues to evaluate and present ways to create value within the existing portfolio of properties including lease analyses and return on capital investments
- Mentor, manage, and train junior members of the team
- Monitor capital markets trends and source investment opportunities
- Partner with Research and Leasing teams to evaluate leasing and capital market conditions and how they impact underwriting methodology
- Other duties as required.
