Finance Manager Our Expectations We are looking for a Finance Manager who can: Deliver from day one – capable, experienced, and ready to hit the ground running Deliver high-quality financial reporting across all relevant disciplines Align with the client and build effective, trust-based working relationships Be a strong regional team player who collaborates effectively between local teams through to APAC team members Have a hands-on, can-do mindset – actively involved in all aspects of the work, not just delegating Complete jobs/tasks independently and proactively, correctly and on-time, with minimal rework Be dedicated and hardworking, setting the standard for the team and mentoring as required Deliver independently with experience across all facets of finance (project related) and operations support Ensure smooth operations through strong execution and accountability Meet all key performance indicators as set out in the management contract What This Job Involves Finance Budgeting and Forecasting Support JLL Regional Finance Lead with Yearly Budgeting and Rolling Forecasting, with main focus on Taiwan Lead the client budgeting preparation Review and optimize budgets with Project and Operation teams Prepare budget/forecast summaries and presentation decks Provide training and guidance to Taiwan Operation team regarding budget/forecast preparation Space Planning and Forecast Headcount & Growth Forecasting: Analyze hiring pipelines, business roadmaps, and growth projections to develop 3–5 year seat supply and demand forecasts. Occupancy Scenario Modeling: Develop stacking plans, block plans, and stack plans to determine optimal department adjacencies and space allocation. Monitor the output of Data Analysis & Utilization Reporting: Conduct occupancy surveys, audit seating, and analyze and interpret utilization data (badge/sensor data) from occupancy planner to support change initiatives. Monitor the output of CAFM/IWMS Maintenance: Manage facility data within systems (e.g., TRIRIGA, CAD) from occupancy planner to ensure accuracy. Stakeholder Partnership: Collaborate with HR, BUs, Finance, and Real Estate to align workplace strategy with headcount changes. Month End Closing, Reporting and Billing Prepare client month end closing report including cost accruals, month end review preparation with detailed commentary to support traceability and understanding of reported figures Communicate with project and operation team to understand the cause of variance and prepare variance analysis for each site along with opportunities and risks to be addressed Daily Support to Clients Respond to Clients' inquiries accurately in a timely manner if required Provide daily support regarding any related financial questions and issues Training Actively participate in all planned training activities Provide training to Project and Operation team as planned or on demand Communication Liaise with client's Finance team to solve finance related issues regarding accrual, payment, invoices, PO, etc. Engage with Platform and Regional Teams to harmonize and retain consistency and efficiencies.
