Position Summary:
The Pre-Construction Project Manager is responsible for planning, initiating, and managing all pre-construction activities across multiple projects, with a focus on complex multifamily builds. This role requires strong value engineering capabilities, HVAC mechanical expertise, and the ability to lead coordination between internal teams, general contractors, and clients to ensure successful project execution.
Required Qualifications:
- Bachelor’s degree in Mechanical Engineering (required)
- Minimum of 3 years of pre-construction/project experience
- Strong HVAC mechanical knowledge
- Experience with value engineering and cost optimization strategies
- Proficiency in blueprint reading and interpretation
- Experience with complex, multifamily construction projects
Key Responsibilites:
- Plan, initiate, and manage pre-construction efforts across multiple projects simultaneously
- Lead and guide pre-construction staff to ensure quality and efficiency
- Serve as the primary liaison between customers and internal teams for all pre-construction deliverables
- Monitor progress to ensure deadlines, standards, and project requirements are consistently met
Pre-Construction Management:
- Manage and review all pre-construction deliverables to ensure alignment with contracted scope, specifications, and applicable codes, including:
- Shop drawings
- Equipment schedules
- Submittals
- Block-out / framed opening / access door drawings
- Material take-offs
- Facilitate the estimated budget true-up process
- Assemble and deliver complete pre-construction packages to Construction Management
Coordination and Communication:
- Communicate directly with General Contractors and clients regarding submission and review of pre-construction materials
- Coordinate with Sales on approved adds, deducts, and value engineering changes impacting pre-construction
- Attend key meetings, including:
- Plan Flip (Sales & Project Development)
- Construction Kick-Off (Project Development & Construction Management)
- Pre-construction meetings with General Contractors
- Identify and communicate potential trade conflicts during pre-construction
Documentation and Systems:
- Generate and submit:
- Change Orders prior to construction start
- Requests for Information (RFIs) prior to construction start
- Schedule of Values (SOV) for GC approval
- Set up and maintain eSub during pre-construction
- Generate equipment schedules for shop drawings
- Review ASIs, CCDs, and other changes before project turnover
Project Planning and Execution Support:
- Monitor pre-construction milestones and ensure adherence to schedules
- Develop unit matrices based on project build sequencing
- Prompt ordering of long lead-time materials
- Coordinate project start dates with General Contractors and HR for manpower planning
- Conduct site walkthroughs prior to project start to validate take-offs
- Identify needs for additional or supplemental project resources
Technical Oversight:
- Review material take-offs for accuracy and completeness
- Interpret equipment submittals and operations manuals
- Apply knowledge of local codes to ensure compliance in materials and equipment
- Support Technical Advisory teams by communicating jurisdictional requirements
