Pre-Construction Manager (Multifamily & HVAC)
Position Overview
Lead pre-construction planning and estimating efforts for multifamily and HVAC projects, ensuring accurate scopes, optimized costs, and clear transition into construction. This role partners with estimating, design, and project teams to review blueprints, develop detailed take-offs and schedules of values, manage submittals and RFIs, and implement value engineering strategies to mitigate risk and maximize project profitability.
Key Responsibilities
- Lead pre-construction activities for multifamily and HVAC projects from conceptual estimates through bid and turnover to operations.
- Review architectural, structural, and mechanical blueprints to develop accurate scopes of work and identify block-out and framed opening requirements.
- Prepare detailed quantity take-offs, cost estimates, and SOVs (schedules of values) using estimating and take-off tools.
- Coordinate and manage submittals, shop drawings, and product data to ensure compliance with project specifications.
- Drive cost optimization and value engineering initiatives to reduce waste and improve constructability while protecting schedule and quality.
- Facilitate kickoff meetings with internal teams, clients, and trade partners to align scope, schedule, and responsibilities.
- Develop and maintain RFIs, CCDs (constructive change documents), and log all design clarifications and contract changes.
- Collaborate with project managers, superintendents, and mechanical leads to ensure seamless transition from preconstruction to field execution.
- Engage and qualify subcontractors and vendors; solicit competitive pricing and evaluate bids against technical requirements.
- Maintain accurate documentation, estimate assumptions, and version control of drawings and submittals.
- Identify and mitigate preconstruction risks related to schedule, site conditions, code compliance, and mechanical integration.
- Mentor and guide junior estimators and preconstruction staff to build team capability and consistency.
Qualifications
- Bachelors degree in Construction Management, Mechanical Engineering, or related field, or equivalent experience.
- 7 years of progressive preconstruction or estimating experience, with a minimum of 35 years focused on multifamily and HVAC/mechanical systems.
- Demonstrated expertise in blueprint reading, take-offs, SOV preparation, and construction documents.
- Proven track record in cost optimization, value engineering, and producing accurate, bid-ready estimates.
- Experience managing submittals, RFIs, CCDs, and contract change processes.
- Familiarity with estimating and take-off software (e.g., Bluebeam, PlanSwift, Trimble, Sage Estimating) and proficiency with MS Office.
