Job Description
Position Summary
Intuitive Health is seeking a Director of Programs, Real Estate Development to lead multiple related projects across functional areas within the Real Estate Development department, ensuring alignment with a shared strategic objective. This role will manage interdependencies, resolve conflicts, and communicate progress to both internal stakeholders and our Health System Partners (HSP).
In addition to managing programs, the Director of Programs, Real Estate Development will guide Health System Partners through the Real Estate Development process — from initial site selection through project closeout, punch list, and facility opening. This position serves as the central point of contact for the HSP, responsible for communicating portfolio and individual project status on a regular cadence, creating documentation for information gathering and onboarding, and setting up management platforms for real estate, construction, and dashboard reporting.

Serve as the primary point of contact after HSP contract execution and Real Estate greenlight approval. Guide the HSP through Intuitive Health's Real Estate Development process, obtain clarification on buildout parameters, present program opportunities, provide portfolio and project status updates, and ensure efficient and effective communication throughout the entire development lifecycle — from location selection through buildout and turnkey handoff.

- Program Planning and Strategy — Define and create the Real Estate Development Playbook along with the department's program vision, objectives, scope, and success metrics, aligning with organizational OKRs. Partner with executives and team members to develop success criteria and information needs.
- Cross-Project Coordination — Oversee execution across all teams and manage dependencies to prevent delays, including escalation to relevant team members as needed. Disseminate project information across functional areas and ensure teams remain current on progress.
- Risk and Issue Management — Identify risks early, such as resource bottlenecks or scope creep, and develop proactive mitigation plans. Escalate critical issues to maintain timeline and budget alignment.
- Stakeholder Communication and Governance — Deliver dashboards, executive briefings, and status reports to align C-level leaders and functional heads. Ensure decisions are transparent and made with appropriate context.
- Operational Frameworks and Process Design — Create scalable planning cycles, status cadences, and tools (Occupier, Smartsheet, Dealpath, Ingenious.build, and the HSP portal) to track progress and resolve blockers. Refine portfolio governance and planning processes to enhance efficiency and communication.

Qualifications
Required Qualifications
- Bachelor's degree in Business, Real Estate, Construction Management, Healthcare Administration, or a related field
- Seven or more years of progressive experience in program or project management, ideally within real estate development, construction, or healthcare facility delivery
- Demonstrated experience managing multiple, concurrent, interdependent projects and delivering against defined OKRs
- Strong executive communication skills, with experience preparing dashboards, briefings, and status reports for C-level audiences
- Working proficiency with project and portfolio management platforms (e.g., Smartsheet, Dealpath, Occupier, Ingenious.Build, or equivalents)
- Proven ability to manage external partner relationships and facilitate complex, multi-stakeholder decision processes
- MBA, MHA, or other advanced degree
- Direct experience supporting or delivering healthcare real estate projects (emergency room, urgent care, ambulatory, or MOB)
- Experience building playbooks, charters, or operating models for newly-formed or in-housing functions
