Background

TREC Community Investors (“TREC CI”) is a non-profit organization whose mission is to promote community and economic development in low-to-moderate income communities in Dallas and Collin Counties. TREC CI is an expanding Dallas-based CDFI whose activities focus on real estate lending. 


Position

The Business Development & Loan Production Manager is responsible for managing all business development and loan production for the organization’s CDFI efforts. This position requires a high degree of organization, initiative, and the ability to work collaboratively and, at times, with minimal supervision. This individual must be flexible, calm under pressure, possess the ability to multi-task and prioritize duties in response to the demands of the day-to-day activities of the organization. Successful candidates must demonstrate a commitment to community development and have a deep understanding of the loan process, including loan packaging, underwriting and closing. The Business Development & Loan Production Manager reports to the Senior Director of Finance & Operations.


Essential Functions

·      Business Development: Actively call on and build relationships with developers who work in the community development space. Support the development of loan production through TREC CI educational programs and the Dallas Catalyst Project, as well as working with other partnering organizations. Lead CDFI expansion to a more regional footprint.

·      Loan Packaging: Compile application and all loan docs to provide to underwriting.

·      Managing Closings: Work with Underwriter and Borrower to close loans on-time.

·      Post-Closing Loan and Relationship Management: Manage loan in DownHome and all follow up communication with Borrower for term of loan.

Specific Job Duties Include

·      Develop and support lender pipeline. Conduct outreach to former TREC CI educational program participants to identify potential lending opportunities.

·      Screen, structure and underwrite financing requests, including analyzing operating performance, historical and projected financial performance, management capacity, organizational structure, and project feasibility.

  • Work with potential borrowers to evaluate their financial health, determine financing needs, verify credit-readiness, and assess project feasibility.

·      Review application submissions based on established criteria. Assist with loan approvals, closings, payoffs, modifications and workouts.

·      Prepare and present loan portfolio updates for internal quarterly portfolio meetings with input from the Loan Underwriting Manager.

·      Manage loan pipeline tracking system and provide regular status updates to the TREC Community Investors Loan Committee and President & CEO.

·      Administrative management in support of post loan closings, including monitoring loan agreement compliance, timely and accurate entry of required information into asset management software. 

·      Manage borrower invoicing and receipt of loan payments.

·      Manage borrower reporting and impact tracking. Request, receive and record borrower reports. Monitor loan agreement compliance. Collect and maintain TREC CI impact data. Timely and accurately enter required information into TREC CI’s asset management software.

  • Review and manage all loan draw requests, reviewing compliance with loan agreements and construction budgets.
  • As CDFI geographic boundaries are expanded, build relationships with new communities that will be in the new service area.
  • Prepare compliance reports required by TREC CI’s lenders, as well as regular monitoring and reporting as required by the loan agreement.

·      Calendar management.

·      Miscellaneous administrative responsibilities; organization and coordination of all files in conformance with record retention policy.

  • Actively participate in internal discussions with ideas and suggestions.
  • Support fundraising efforts as they relate to TREC CI lending and local program activities. 
  • In support of TREC CI staff, research regulatory and programmatic issues.
  • Perform other duties and responsibilities, as assigned.


Special Requirements

Local travel for meetings and volunteer support activities as requested and occasional evening and weekend work. Some early mornings and late evenings required.


This position requires the ability to set up and run meetings. As such, individuals should be able to meet physical demands and be able to lift up-to ten pounds.


Work Experience

College degree required. Previous experience in business development and loan management preferred. Experience as an underwriter required.


Qualifications

·      Bachelor’s degree required.

·      Minimum of 2 years of experience in loan origination and asset management. 

·      Competency in underwriting and financial analysis also required. Some knowledge of funding of low-income and affordable housing programs or community development activities is preferred though not required.

·      Some knowledge of the Low-Income Housing Tax Credit program, New Markets Tax Credit program and other federally funded affordable housing and development financing programs. 

·      Experience in evaluating and underwriting investments in a variety of commercial real estate project type facilities a plus.

·      Demonstrated interest in community and economic development in low-to-moderate income communities.

·      Excellent verbal and written communication skills. 

·      Strong analytical, interpersonal, communication and presentation skills.

·      Demonstrated skills using Microsoft Office Suite of products.

·      Experience with DownHome Solutions, Nimble and Monday.com a plus.

·      Demonstrated experience in managing multiple assignments effectively.

  • ·      Must be able to take initiative and pursue program goals with minimal supervision.
