Job Purpose
The New York Stock Exchange (an Intercontinental Exchange company) is seeking a Manager of Building Operations. The Manager of Building Operations oversees all aspects of facility management, building infrastructure, capital improvements, and operational performance across the 11 Wall Street Building. This role ensures a safe, reliable, and efficient workplace by leading projects from concept through closeout, managing vendor relationships, and coordinating closely with internal teams and external stakeholders, including city agencies and community organizations.
Responsibilities
- Maintain strong working knowledge of NYC agencies and regulatory requirements, ensuring compliance with all applicable codes and standards.
- Serve as the primary liaison with neighboring buildings and other external partners as necessary.
- Lead and manage capital and operational projects from design and planning through construction, commissioning, and closeout.
- Coordinate all phases of construction activity, ensuring alignment with budget, schedule, and organizational goals.
- Negotiate contracts with architecture and engineering (A&E) firms and other project consultants.
- Solicit, evaluate, and manage proposals for building improvement projects.
- Develop, manage, and forecast both capital expenditures (CapEx) and operational expenditures (OpEx) budgets across a portfolio of projects.
- Ensure cost-effective procurement and vendor performance while maintaining high standards of quality and safety.
- Maintain basic working knowledge of core building systems (HVAC, electrical, plumbing, life safety, etc.) to support operational decision-making.
- Coordinate and oversee routine and preventive maintenance activities with internal building operations staff and third-party vendors.
- Ensure building systems operate efficiently and that maintenance needs are addressed promptly.
- Produce high‑quality documentation, including project reports and schedules, scopes of work, coordination notes, and regulatory submissions.
- Communicate effectively with cross‑functional NYSE teams to ensure operational alignment and support for broader organizational initiatives.
- Partner with NYSE events team to support event installations, including reviewing load-in requirements, assessing display feasibility, verifying weight limits, and other building constraints to ensure safe and code compliant setups.
Knowledge and Experience
- Minimum 10 years of experience in building operations, facilities management, construction management, or a related field.
- Excellent communication, documentation, and stakeholder‑coordination skills.
- This is a full‑time, on‑site role requiring presence in the office five days per week.
New York Base Salary Range
The expected base salary for this role, if located in New York, is between $90,000 - 130,000 USD. The base salary range does not include Intercontinental Exchange’s incentive compensation. While we provide this range as general guidance, at ICE we compensate employees based on the skillset and experience of the individual.
