Property Maintenance Manager - Residential

Property Maintenance Manager | Middlebury, CT | $90,000 to $110,000/year

A residential property management company is seeking an experienced Property Maintenance Manager to oversee maintenance operations across a portfolio of condominium and residential properties. This is a hands-on leadership role, supervising maintenance personnel, coordinating contractors, and ensuring building systems remain safe, reliable, and fully operational.

What You'll Do:

• Lead, supervise, and support maintenance technicians across a portfolio of properties
• Coordinate inspection, maintenance, and repair of HVAC, plumbing, electrical, mechanical, and general building systems
• Develop and implement maintenance procedures and property-specific repair plans with property managers
• Create and manage preventive maintenance schedules
• Review, prioritize, assign, and monitor resident and property work orders
• Oversee building repair, renovation, and improvement projects from planning through completion, including schedules, budgets, and contractors
• Select, coordinate, and monitor third-party contractors and service providers
• Maintain accurate records using CINC or a similar property management system
• Monitor technician performance and oversee company vehicle and fleet maintenance
• Communicate with residents, property managers, board members, and vendors
• Respond to urgent maintenance situations and coordinate emergency repairs
  
  

What You'll Need:

• Previous management or supervisory experience in residential property maintenance, condominium maintenance, or facilities management
• Strong working knowledge of HVAC, plumbing, electrical, mechanical, and general building systems
• Hands-on experience diagnosing maintenance problems and coordinating repairs
• Experience supervising maintenance technicians, contractors, and service providers
• Strong project management skills across multiple simultaneous projects
• Proficiency with Microsoft Office (Word, Excel, Outlook)
• Excellent leadership skills, with the ability to train, motivate, and hold team members accountable
• Strong verbal and written communication skills
• Valid driver's license and ability to travel between properties

• Experience with CINC or a similar property management/work order system
• Experience managing maintenance across multiple residential or condominium properties
• HVAC, electrical, plumbing, or facilities certifications
• Experience overseeing capital improvement or building renovation projects
• Knowledge of applicable building codes and residential property standards
  
  

Compensation and Benefits:

$90,000 to $110,000 per year based on experience, plus medical, dental, and vision insurance, 401k, and paid time off.
