Maintenance Worker

Overview

We are seeking a proactive and skilled Maintenance Worker to join our dynamic groundskeeping and facilities team. In this energetic role, you will be responsible for maintaining the safety, appearance, and functionality of outdoor spaces and various property infrastructure. Your expertise in landscaping, grounds maintenance, and equipment operation will help create inviting environments that promote safety and aesthetic appeal. Duties

1. Guest Room Maintenance

• Inspect guest rooms regularly for maintenance issues.
• Repair or replace damaged furniture, fixtures, and room equipment.
• Repair or replace light bulbs, switches, outlets, and other electrical fixtures when qualified and permitted.
• Check and repair sinks, toilets, faucets, showers, drains, and other plumbing fixtures.
• Repair or replace showerheads, toilet seats, handles, and other bathroom hardware.
• Check heating and air-conditioning units for proper operation.
• Clean or replace HVAC filters as needed.
• Repair doors, door closers, hinges, locks, handles, and other hardware.
• Check curtains, curtain rods, blinds, and other room fixtures.
• Repair walls, ceilings, baseboards, and other minor cosmetic damage.
• Touch up paint and perform minor drywall repairs.
• Make sure televisions, remotes, hair dryers, refrigerators, microwaves, and other guest-room equipment are functioning properly.
• Report major repairs that require outside contractors or specialized technicians.

2. Preventive Maintenance

• Complete scheduled preventive maintenance on guest rooms and hotel equipment.
• Inspect rooms routinely rather than waiting for problems to be reported.
• Check plumbing for leaks.
• Check electrical fixtures and outlets for damage or unsafe conditions.
• Inspect HVAC equipment.
• Inspect doors, locks, hinges, and closers.
• Check smoke detectors and other safety equipment according to hotel procedures.
• Inspect bathroom fixtures and drains.
• Check furniture and room fixtures for damage or loose hardware.
• Document completed preventive maintenance.

3. Public Area Maintenance

• Inspect hallways, stairways, lobby, breakfast area, restrooms, and other common areas.
• Repair damaged walls, ceilings, flooring, doors, and fixtures.
• Replace burned-out light bulbs.
• Repair or report damaged furniture.
• Keep maintenance areas and mechanical rooms clean and organized.
• Address guest-reported maintenance concerns promptly.
• Maintain the overall appearance and functionality of the property.

4. Pool & Hot Tub Area

• Monitor pool and hot tub equipment as directed by hotel procedures.
• Check for leaks, unusual noises, or equipment problems.
• Keep the mechanical area clean and organized.
• Report equipment problems immediately.
• Perform only pool-related maintenance that the employee is trained and authorized to perform.
• Follow all required pool safety, chemical handling, and maintenance procedures.

5. Plumbing

• Respond to clogged toilets, sinks, showers, and drains.
• Repair minor plumbing leaks.
• Replace faucets, handles, supply lines, and other minor plumbing components.
• Inspect for water leaks and water damage.
• Report major plumbing problems to management immediately.
• Shut off water supplies when necessary to prevent property damage.

6. Electrical

• Replace light bulbs and approved electrical components.
• Check non-functioning lights and fixtures.
• Identify and report electrical hazards.
• Reset breakers when appropriate and safe.
• Report repeated breaker trips or electrical problems to management.
• Do not perform electrical work requiring a licensed electrician unless properly licensed and authorized.

7. HVAC

• Check heating and cooling systems for proper operation.
• Replace filters according to the maintenance schedule.
• Clean accessible HVAC components.
• Report units that are leaking, making unusual noises, or not maintaining temperature.
• Perform minor repairs when trained and authorized.
• Coordinate with outside HVAC contractors when major repairs are required.

8. Safety & Security

• Immediately report hazardous conditions to management.
• Repair or secure loose handrails, damaged flooring, broken doors, and other safety hazards.
• Check emergency exits and make sure they are accessible.
• Report damaged or malfunctioning fire safety equipment.
• Never block emergency exits, fire extinguishers, or other emergency equipment.
• Follow all hotel safety procedures.
• Use appropriate personal protective equipment when performing maintenance tasks.
• Properly store tools, chemicals, and equipment.

9. Exterior & Grounds

• Inspect the exterior of the hotel for maintenance issues.
• Repair or report damaged sidewalks, parking areas, exterior lighting, doors, and signage.
• Assist with seasonal maintenance.
• Help keep exterior areas safe and presentable.
• Address snow, ice, or other weather-related hazards according to hotel procedures.
• Check outdoor lighting and replace bulbs when appropriate.

10. Maintenance Requests

• Respond to maintenance requests from the front desk and management.
• Prioritize emergency and guest-room issues.
• Complete work orders in a timely manner.
• Clearly communicate when a repair has been completed.
• Notify management when a repair cannot be completed.
• Do not leave maintenance requests unfinished without communicating the reason.
• Follow up on recurring maintenance problems.

11. Tools & Supplies

• Keep maintenance tools clean, organized, and in good working condition.
• Return tools to their proper location after use.
• Notify management when tools or supplies are running low.
• Keep maintenance rooms and storage areas organized.
• Use hotel supplies responsibly.
• Report damaged, missing, or malfunctioning tools.

12. Documentation

• Maintain accurate maintenance logs.
• Document completed preventive maintenance.
• Record repairs and parts used when required.
• Report recurring problems to management.
• Document equipment issues that require outside contractors.
• Keep management informed about outstanding maintenance concerns.

13. General Employee Expectations

• Arrive on time and be ready to work at the beginning of the scheduled shift.
• Maintain a professional appearance and attitude.
• Treat guests, coworkers, and management respectfully.
• Respond to guest concerns professionally.
• Keep work areas clean while completing maintenance tasks.
• Clean up after every repair.
• Follow instructions from management.
• Work cooperatively with the front desk, housekeeping, and management teams.
• Protect guest privacy and hotel property.
• Do not enter an occupied guest room without following hotel procedures.
• Report accidents, injuries, property damage, and safety concerns immediately.

14. Priority of Work

Maintenance issues should generally be prioritized in the following order:

• Emergency/Safety Issues – Anything that could cause injury, significant property damage, or create an immediate safety concern.
• Guest-Room Issues – Problems affecting a guest's ability to comfortably use their room.
• Major Equipment Issues – Problems affecting hotel operations.
• Public Area Repairs – Issues affecting common areas and guest experience.
• Preventive Maintenance – Scheduled inspections and maintenance.
• Cosmetic Repairs – Painting, touch-ups, minor appearance-related repairs.

Experience

• Proven outdoor work experience in groundskeeping, landscaping, or related fields with a strong understanding of horticulture principles
• Mechanical knowledge of landscape maintenance equipment, power tools, irrigation systems, and hardscape tools
• Familiarity with plant identification techniques and pesticide management practices for sustainable landscape care
• Experience operating heavy machinery such as excavators or specialized groundskeeping equipment is a plus
• Ability to adhere to safety protocols consistently while performing physically demanding tasks in various weather conditions
• Knowledge of lawn care practices including mowing, fertilizing, aeration, and pest control techniques
• Strong communication skills with the ability to follow detailed instructions for complex maintenance procedures

Pay: $15.00 - $17.00 per hour
