Role Description:
The Preconstruction Manager owns and drives the preconstruction phase from contract execution through production handoff, ensuring project momentum and alignment with company objectives. This role is accountable for estimating, subcontractor bidding, design-process timelines, client decisions, project scope, and cross-functional collaboration to ensure each project is accurately priced, constructible, properly documented, and ready for production.
The Preconstruction Manager directly supervises the Interior Designer and collaborates closely with Sales, Design, Construction, clients, architects, engineers, subcontractors, and vendors. Strong relationship-building and communication skills are essential to setting each project up for success and delivering a remarkable client experience.
Supervisory Responsibilities:
Directly supervises the Interior Designer and other assigned personnel. Responsibilities include establishing priorities and expectations, conducting regular one-on-one meetings, managing workload and schedules, approving routine time-off requests, providing coaching and performance feedback, reinforcing company values, and escalating significant employee matters to the COO.
Job Duties:
- Own and advance projects from contract execution through formal production handoff.
- Develop and maintain preconstruction schedules, including design, selections, estimating, bidding, client decisions, and handoff milestones.
- Provide estimating and feasibility support to Sales.
- Review architectural, engineering, and design documents to identify project scope, construction requirements, and potential risks.
- Develop accurate and comprehensive project estimates based on the complete requirements necessary to build according to company standards.
- Prepare material takeoffs and document estimate assumptions, allowances, exclusions, and unresolved scope.
- Develop bid packages and obtain accurate, complete subcontractor and vendor proposals for all applicable work.
- Review proposals to identify omissions, inconsistencies, and scope gaps.
- Lead client meetings necessary to finalize scope, design, pricing, and other preconstruction activities.
- Manage the client decision process and communicate the cost, schedule, and construction implications of outstanding decisions.
- Oversee Design timelines and hold assigned personnel accountable for timely completion of drawings, selections, specifications, and documentation.
- Calculate the material take-off for required quantities either by hand or with the assistance of a material take-off software program.
- Coordinate Sales, Design, Construction, consultants, subcontractors, vendors, and clients throughout preconstruction.
- Identify and escalate delays, budget concerns, constructability issues, and unresolved project risks.
- Present and review project estimates and pricing updates with clients and internal stakeholders.
- Ensure projects are accurately scoped, sufficiently bid, properly documented, and ready for production.
- Lead the production-handoff process and provide clarification after handoff when required.
- Compare estimated costs with actual construction costs to improve future estimating accuracy.
- Build and maintain professional subcontractor, vendor, and client relationships.
- Use approved AI-enabled tools to improve estimating efficiency and completeness while independently validating outputs against project documents, subcontractor pricing, and actual construction requirements.
- Review and approve vendor and subcontractor proposals.
- Perform other duties as assigned.
Requirements & Experience:
- 5 years of relevant residential construction, preconstruction, or estimating experience
- 3 years of construction estimating, budgeting, takeoff, and subcontractor bidding experience.
- Prior supervisory, team-lead, or employee-coaching experience.
- Experience managing multiple projects, deadlines, clients, consultants, and trade partners.
Preferred Requirements & Experience:
- Bachelor’s degree in construction management, engineering, architecture, business, or a related field preferred
- Custom design-build residential construction experience in remodeling and/or new construction
- Practical experience using AI-enabled tools to support estimating, scope review, takeoffs, bid analysis, or related preconstruction work, preferred

- Ability to collaborate with and hold accountable clients, employees, consultants, vendors, subcontractors, and other project stakeholders.
- Proficiency in Microsoft Excel, Google Workspace, estimating software, construction management systems, and standard business applications.
- Ability to quickly learn and implement new software, systems, and AI-assisted tools.
- Demonstrated ability to interpret architectural, engineering, and design documents.
- Advanced construction estimating, analytical, and problem-solving skills.
- Thorough understanding of residential construction methods, sequencing, materials, and trade scopes.
- Ability to identify scope gaps, document conflicts, constructability concerns, and project risks.
- Strong ownership, organization, urgency, schedule management, accountability, and follow-through.
- Ability to lead employees, manage performance, and coordinate cross-functional work.
- Ability to balance design intent, construction requirements, budget, schedule, and client experience.
- Sound judgment regarding accuracy, confidentiality, escalation, and appropriate use of AI-assisted technology.

Type of Work/Expected Hours of Work:
- This position combines office-based estimating, project management, document review, client and team meetings, and regular travel to project sites and vendor locations.
- Standard work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. Flexibility to work outside of normal business hours, including evenings and weekends, may be required based on business needs, project schedules, client demands, or bid deadlines..
Travel Requirements:
- Frequent travel to worksite locations.
- Occasional overnight travel may be required.
Work Environment:
- Primarily office-based with occasional site visits.
- May be exposed to all weather conditions, dust, dirt, hazardous chemicals, and other particulate matter.
Physical Demands:
