The Role
We are seeking a skilled and reliable Maintenance Technician to support the upkeep of condominium and HOA communities. The Maintenance Technician will be responsible for performing routine maintenance, repairs, and special projects in common areas, buildings, and exterior property features. This includes tasks such as wood replacement, deck repairs, and general building upkeep, ensuring that communities remain safe, attractive, and well-maintained.
Key Responsibilities
Perform general maintenance and repair work across condominium and HOA properties,
including:
- Wood replacement (siding, trim, railings, fences).
- Deck and balcony repairs.
- Painting, caulking, and sealing.
- Light carpentry, plumbing, and electrical as needed.

Conduct routine inspections of common areas, exteriors, and amenities to identify
maintenance needs. - Complete work orders and project logs accurately and in a timely manner.
- Ensure compliance with community rules, building codes, and safety standards.
- Assist with seasonal tasks such as pressure washing, gutter cleaning, snow/ice treatment, and landscaping support as needed.
- Maintain tools, equipment, and supplies in safe working order.
Qualifications
- High school diploma or equivalent; technical or trade school preferred.
- 2 years of experience in property, building, or community maintenance.
- Proficient in general carpentry, wood replacement, and deck/balcony repair.
- Working knowledge of basic plumbing, electrical, and exterior building systems.
- Ability to read and follow work orders, plans, and instructions.
- Strong problem-solving skills and attention to detail.

Ability to communicate professionally with HOA boards, property managers, and
Residents. - Valid driver's license and reliable transportation.
- Basic hand tools and other equipment are a plus
Physical Requirements
- Ability to lift and carry up to 50 lbs.

Regularly required to stand, walk, bend, climb ladders, and work outdoors in varying
conditions. - Comfortable working at heights (roofs, decks, ladders, scaffolding).
Preferred Skills (Nice to Have)
- Experience in condominium/HOA maintenance.
- Familiarity with CMMS (computerized maintenance systems).
- OSHA or safety-related certifications.
- Specialized skills in carpentry, exterior building envelope repair, or waterproofing.
