Pre-Construction Specialist

Overview

We are seeking a Project Costing / Pre-Construction Specialist with experience in Building Automation projects to support the development of accurate, competitive project estimates. This role is responsible for leading and coordinating project costing efforts for large, complex projects while partnering with sales, engineering, operations, subcontractors, and vendors throughout the pre-construction process.

The ideal candidate has 3 years of relevant experience, strong technical knowledge, and the ability to manage multiple priorities while delivering high-quality estimates and project documentation.

Responsibilities

• Develop turnkey estimates for Building Automation projects.
• Prioritise assigned projects and tasks to meet sales and proposal deadlines.
• Review customer specifications and drawings to ensure proposed solutions are technically compliant and competitive.
• Analyse, document, and communicate technical terms, conditions, and project requirements.
• Coordinate subcontractor quotations and validate scopes of work.
• Prepare detailed scope letters and support the development of optimal system designs.
• Lead and participate in pre-bid meetings and project site walkthroughs.
• Collaborate with operations, engineering, and sales teams throughout the bidding process to identify cost-saving opportunities.
• Support material and labour cost estimating for large-scale customer programs and projects.
• Reconcile final project costs following internal and external project reviews.
• Support client and sales meetings as needed.
• Develop and maintain strong relationships with subcontractors and vendors.
• Facilitate effective project handoff to operations after project award.
• Identify and document discrepancies within project plans and specifications.
• Assist with vendor scope reviews, pricing analysis, and reporting activities.
• Complete technical training to expand product, application, and estimating expertise.
• Support sales teams in project qualification and prioritisation efforts.
• Contribute to process improvements, new initiatives, and best practices within the Pre-Construction team.
• Participate in project meetings including bid reviews, project turnover meetings, contract risk discussions, and legal reviews.

Required Qualifications

• 3 years of experience in project estimating, pre-construction, project costing, or a related role.
• Experience with Building Automation Systems (BAS), controls, or related building technologies.
• Ability to interpret technical specifications, construction drawings, and contract documents.
• Strong analytical, organisational, and problem-solving skills.
• Experience coordinating with subcontractors, vendors, engineering, operations, and sales teams.
• Excellent written and verbal communication skills.
• Ability to manage multiple projects and deadlines in a fast-paced environment.
• Proficiency with estimating and project costing processes.

Preferred Qualifications

• Experience supporting large, complex commercial or industrial projects.
• Knowledge of construction bidding, tendering, and project delivery processes.
• Experience facilitating pre-bid meetings, site surveys, and project turnover activities.
• Demonstrated success identifying cost optimisation opportunities during project development.
