Property Accountant – Commercial Real Estate
Location: Stamford, CT (On-Site)
About the Role
A growing real estate investment and management firm is seeking a Property Accountant to join its accounting team at its Stamford headquarters. This role will oversee the accounting and financial reporting for a portfolio of commercial retail assets across multiple markets.
Key Responsibilities
- Prepare monthly, quarterly, and annual financial reports, budgets, and year-end close packages for an assigned portfolio of properties.
- Perform variance analysis and investigate financial discrepancies to ensure accurate reporting.
- Monitor property cash flow activity and assist with financial forecasting.
- Prepare financial statements in accordance with GAAP and other applicable accounting standards.
- Review and reconcile tenant CAM, real estate taxes, insurance, and other recoverable expenses.
- Analyze retail lease provisions related to tenant billings and reimbursements.
- Support reporting requirements for ownership, lenders, and investors.
- Coordinate with external auditors and assist with year-end audit processes.
- Review and approve property-related expenses, including taxes, insurance, and capital expenditures.
- Oversee accounts receivable, accounts payable, and lease administration processes to ensure compliance with company procedures.
- Prepare ad hoc financial reporting and analysis as requested by management.
Candidate Profile
- Bachelor’s degree in Accounting or Finance.
- 5 years of accounting experience within commercial real estate.
- Strong understanding of GAAP, financial reporting, and accrual accounting.
- Experience with real estate accounting software such as Yardi or MRI.
- Knowledge of CAM reconciliations, retail lease structures, and tenant recoveries.
- Advanced Excel skills with strong analytical and problem-solving abilities.
- Excellent communication and organizational skills with the ability to manage multiple priorities and deadlines.
