Position Summary 
• The Maintenance Technician is responsible for maintaining, troubleshooting, repairing, 
and improving the HVAC, plumbing, lighting, equipment, building systems, and grounds 
associated with a large commercial greenhouse and production facility. This position 
plays a critical role in maintaining reliable operations by responding to equipment 
failures, completing preventive maintenance, identifying potential issues before they 
result in downtime, and maintaining a safe and functional facility. 
• The ideal candidate is a well-rounded maintenance professional with experience in 
mechanical, HVAC, electrical, plumbing, and/or general facility maintenance. This 
individual should be comfortable working independently, troubleshooting unfamiliar 
problems, and supporting a wide variety of equipment and systems in a fast-paced 
production environment. 


Key Responsibilities 
HVAC & Environmental Systems 
• Inspect, troubleshoot, maintain, and assist with repairs of air handling units (AHUs), 
rooftop units (RTUs), air conditioning systems, dehumidifiers, exhaust systems, fans, 
pumps, and related environmental equipment. 
• Perform routine inspections and preventive maintenance on AHUs, chillers, boilers, 
pumps, valves, piping, heat exchangers, and associated mechanical systems. 
• Monitor equipment for alarms, leaks, abnormal temperatures, pressures, vibration, noise, 
or other indications of equipment failure. 
• Replace filters, belts, bearings, motors, actuators, sensors, and other common mechanical 
components as needed. 
• Assist HVAC and mechanical contractors with diagnostics, repairs, and major preventive 
maintenance. 
• Maintain clear access to HVAC equipment and keep mechanical areas clean and 
organized. 
• Perform routine cleanings and maintenance and repairs on industrial chillers and boilers. 
Electrical & Lighting 
• Inspect electrical panels and identify tripped breakers or other obvious electrical issues. 
• Troubleshoot and replace switches, receptacles, lighting components, ballasts/drivers, 
contactors, relays, and other basic electrical components within the employee's level of 
training and authorization. 
• Inspect greenhouse and production lighting systems to ensure lights are operating 
according to schedule. 
• Troubleshoot lighting failures and coordinate more advanced electrical repairs with 
licensed electricians when necessary. 
• Assist with installation and maintenance of electrical connections and controls. 
Plumbing & Irrigation 
• Identify and repair plumbing and irrigation leaks throughout the facility. 
• Maintain pumps, valves, piping, hoses, drains, sinks, toilets, faucets, and other plumbing 
components. 
• Inspect irrigation systems for leaks, damaged fittings, clogged lines, or malfunctioning 
equipment. 
• Assist with troubleshooting water pressure, drainage, and water distribution issues. 
• Respond quickly to leaks or other conditions that could result in facility or crop damage. 
Production Equipment 
• Perform preventive maintenance, troubleshooting, and minor repairs on production and 
processing equipment. 
• Maintain motors, conveyors, pumps, bearings, gearboxes, pneumatic components, 
sensors, and other mechanical components. 
• Respond to equipment breakdowns and work with production personnel to minimize 
downtime. 
• Assist equipment manufacturers and outside technicians with advanced troubleshooting 
and repairs. 
• Maintain service records and identify recurring equipment failures that may require 
corrective action or equipment replacement. 
Greenhouse & Facility Maintenance 
• Perform general building repairs including doors, locks, walls, ceilings, flooring, 
shelving, fixtures, and other facility components. 
• Maintain greenhouse structures and associated mechanical equipment. 
• Inspect the facility daily for water leaks, light leaks, damaged equipment, safety hazards, 
unusual conditions, or developing maintenance concerns. 
• Perform minor carpentry, painting, fabrication, mounting, and installation projects. 
• Assist with facility improvement and construction projects as needed. 
• Maintain mechanical rooms, maintenance areas, storage areas, and facility grounds in a 
clean and organized condition. 
Landscaping & Grounds 
• Maintain exterior landscaping and facility grounds. 
• Perform mowing, trimming, weed control, debris removal, and general groundskeeping. 
• Maintain outdoor drainage areas and keep equipment access points clear. 
• Inspect exterior areas for drainage, erosion, vegetation, fencing, lighting, and other 
maintenance concerns. 
Preventive Maintenance 
• Complete scheduled preventive maintenance on greenhouse, HVAC, production, and 
facility equipment. 
• Follow manufacturer-recommended maintenance intervals when applicable. 
• Lubricate equipment, change filters, inspect belts, check fluid levels, clean coils, inspect 
electrical connections, and complete other routine PM activities. 
• Document completed maintenance activities within the company's maintenance/ticketing 
system. 
• Identify recurring failures and recommend repairs, upgrades, or replacement of unreliable 
equipment. 
• Maintain an organized inventory of commonly used maintenance parts, filters, belts, 
fittings, tools, and supplies. 
Qualifications 
• 2 years of experience in industrial, HVAC, plumbing, electrical, and/or facility 
maintenance preferred. 
• Working knowledge of mechanical equipment, HVAC systems, electrical systems, 
plumbing, pumps, motors, and basic controls. 
• Experience troubleshooting equipment and identifying root causes of mechanical failures. 
• Ability to safely use hand tools, power tools, meters, ladders, lifts, and maintenance 
equipment. 
• Ability to read equipment manuals, wiring diagrams, schematics, and basic mechanical 
drawings preferred. 
• Experience with chillers, boilers, AHUs, RTUs, dehumidification systems, or commercial 
HVAC equipment is strongly preferred. 
• HVAC, electrical, mechanical, EPA 608, or other relevant trade certifications are a plus 
but not required. 
• Valid driver's license and reliable transportation required. 
• Ability to obtain and maintain any state-required credentials for working within a 
regulated cannabis facility. 


Physical Requirements 
• Ability to regularly lift and carry up to 50 lbs. 
• Ability to climb ladders and work from elevated platforms or lifts. 
• Ability to bend, kneel, crawl, reach, and work in confined or difficult-to-access areas. 
• Ability to work indoors and outdoors throughout the year. 
• Ability to work in greenhouse environments with elevated temperatures and humidity. 
• Ability to safely work around mechanical equipment, electrical equipment, water 
systems, and operating production machinery. 
• Ability to stand and walk for extended periods throughout a large facility. 


Schedule & Availability 
• This is a full-time position. The Maintenance Technician must have the flexibility to 
respond to equipment failures and operational emergencies. Occasional evening, 
weekend, holiday, or after-hours work may be required depending on facility needs.
