Job Description
- Perform maintenance and repairs in apartments and common areas, including plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repairs.
- Assist in leading and coordinating the maintenance team to ensure timely completion of work orders and unit turns.
- Support the Maintenance Supervisor in scheduling daily tasks, prioritizing repairs, and monitoring productivity.
- Conduct preventive maintenance on building systems, equipment, and amenities.
- Prepare vacant apartments for new residents by completing make-ready work to company standards.
- Respond promptly to emergency maintenance requests and participate in the on-call rotation as required.
- Troubleshoot and repair HVAC systems, water heaters, appliances, and other mechanical equipment.
- Inspect the property regularly to identify maintenance needs, safety hazards, and code compliance issues.
- Maintain inventory of maintenance supplies and assist with ordering materials as needed.
- Ensure all work is completed in compliance with company policies, OSHA regulations, and local building codes.
- Provide excellent customer service by communicating professionally with residents and addressing maintenance concerns promptly.
- Train and mentor maintenance technicians, promoting safe work practices and high-quality workmanship.
- Maintain accurate records of completed work orders, inspections, and preventive maintenance activities.
- Strong knowledge of HVAC, plumbing, electrical, carpentry, drywall, appliance repair, and general maintenance.
- EPA Certification required (Type II or Universal preferred).
- Ability to troubleshoot maintenance issues independently and efficiently.
- Strong leadership, communication, and organizational skills.
- Valid driver's license and reliable transportation preferred.
- Ability to lift up to 50 pounds and work both indoors and outdoors in various weather conditions.
- Willingness to work an on-call schedule, including evenings, weekends, and holidays as needed.
