Assistant Project Manager (Residential Construction)
My client is a leading residential General Contractor with a development arm specializing in new and rehab multifamily residential and affordable developments projects. The Assistant Project Manager (Residential Construction) will assist the project management team on day-to-day activities of construction both on site and in the office as needed.
The Assistant Project Manager (Residential Construction) responsibilities include:
- Analyze drawings, specifications, proposals, and project site evaluation to assist the Project Manager and Superintendent team in developing schedules and tracking project costs.
- Coordinate with architect and suggest ideas for construction procedures and details.
- Assist the Project Manager in establishing lead times on all materials to ensure timely execution by the subcontractors.
- Process administrative work including subcontractor bidding process, project cost updates, and constructability review of documents.
- Assist the Project Managers with a variety of activities, including, but not limited to job start-up, special procurements, project buyout, change orders, purchase orders, invoice approval, pre-development project scheduling and budgeting, and subcontracts and permits.
- Resolve Requests for Information (RFI's), as needed with the project teams, and establish job processes (RFIs, submittals, subcontract change orders)
- Review submittals in conjunction with project management and assist the Project Engineer if needed.
- Assist in the administration of all subcontract requirements and submittals to ensure compliance of all contract requirements, including maintenance of the submittal log.
The Assistant Project Manager (Residential Construction) should have:
- BS Degree in Construction Management or Civil Engineering. Structural Engineering Degree is a plus
- 2 years' experience in Structural Construction, Structural Engineering, or Residential Construction Project Management
- Project experience on new construction residential projects
- Extensive computer knowledge (Windows), and working knowledge of construction and project management software (Procore or equivalent desired)
Salary : $90,000 - $120,000
