ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Work with accounting staff to review financial performance of properties, obtain answers from property management, and review results with executives.
- Collaborate with development staff on specific transactions such as year-15 dispositions or property sales.
- Review stabilized leasing activity and collections, and follow up with property managers to ensure completion.
- Review violations, regulatory compliance, and proposed or recommended physical improvements, and follow up with property managers to ensure completion.
- Coordinate with internal and external property managers to confirm budgets and procedures are being followed.
- Ensure sites are properly maintained through ongoing communication with property managers.
- Increase cash flow through analysis of financial reports prepared with accounting staff and work with executives to identify strategies to increase property value.
- Liaise with property managers, syndicators, lenders, and relevant governmental agencies regarding reporting requirements to ensure timely and accurate submissions.
- Track construction timelines, including relocation activities, invoices, budgets related to the development budget, and environmental close-out.
- Monitor financial stability through project completion and stabilization requirements post-construction.
- Participate in resident meetings and maintain relationships with resident leaders across sites.
EDUCATION / EXPERIENCE REQUIREMENTS:
- Bachelor's degree required.
- Minimum of 3 years of real estate experience, with a focus on residential assets in the New York City metro area and familiarity with federal, state, and city affordable housing programs.
KNOWLEDGE / SKILLS:
- General understanding of affordable housing, property management, and construction.
- Interest in learning additional aspects of affordable housing, including underwriting, legal structures, and compliance requirements.
- Proficiency in Microsoft Office (Word, Excel, Outlook/Calendar).
- Excellent verbal and written communication skills, with strong customer service orientation.
- Strong organizational, analytical, problem-solving, and time-management skills with close attention to detail.
- Self-motivated with the ability to prioritize tasks and meet deadlines with limited direction.
- Resourceful and proactive in addressing challenges.
