The Preconstruction Manager | Commercial Developer will:
- Develop and implement the preconstruction plans by overseeing designs, project scopes, schedules and budgets aligned with objectives and company standards.
- Use their cost estimation experience to prepare accurate high-level cost estimates.
- Identify ways to implement cost saving measures and value engineering. All without compromising quality or integrity.
- Successfully manage the bid process for consultants and contractors.
- Identify potential risks during preconstruction and create strategies to minimize their impact on project delivery.
- Develop and negotiate contracts for consultants and contractors.
- Foster strong relationships with internal and external stakeholders.
- Continue to learn and grow by staying up to date on industry trends, new technologies, best practices and ways to enhance the whole process.
The Preconstruction Manager | Commercial Developer will have:
- Bachelor's degree or equal professional experience in construction, development, business or a related field.
- 7-10 years minimum of preconstruction experience related to commercial real estate development or construction.
- Track record of accomplishments in preconstruction from concept through contract award.
- Proficient with bidding, value engineering, budgeting and management.
- Communication and negotiation skills. As well as interpersonal skills that can collaborate with all stakeholders.
- Extensive knowledge of construction methods, building regulations and materials.
- Proficient in Microsoft and industry wide construction management software.
