Commercial Construction Project Manager
Hardypond is hiring an experienced Commercial Construction Project Manager who will be responsible for preparing contracts and submittals, managing budgets and costs associated with the project. The Project Manager is responsible for corresponding with architects, engineers, and clients. This position is in Portland, Maine.

Primary Responsibilities:
· Accountable for managing submittal process including follow up, ongoing communication and scheduling meetings with subcontractors.
· Understand all job plans and specifications intimately and identify potential gaps/problems in project early on and overcome obstacles with collaboration from the project team.
· Create and maintain overall project schedules.
· Create, maintain, and update budgets and job-related costs associated with the project.
· Maintain ongoing communication with onsite supervisory team, architects and engineers, owners, and subcontractors to ensure deadlines are being met, project scheduling is accurate, and records of communication are being maintained.
· Ensure a subcontractor/contractor agreement is created and retained. Ensure all other required documentation is retained.
· Attend and actively participate in all teammeetings.
· Create and submit monthly requisitions and lien waivers to owners to ensure proper cash flow.
· Create and present monthly project status to management.
· Coordinate and plan project close-out and turnover.
· Direct all Assistant Project Manager or Project Engineer work assignments.
· Responsible for maintaining a safe and healthy working environment, and to take reasonable care of their own health and safety at work and of all other staff. Managers have a specific responsibility for the health and safety of their direct reports and other team members for which they have management responsibility.
Job Qualifications:
· Associate or bachelor’s degree is preferred.
· 5 years of experience as a Commercial Project Manager
· OSHA certification
· Must be computer literate and have working knowledge of Microsoft Office products: Outlook, Word, Excel, Project.
· Advanced working knowledge of Procore is a requirement for this role.
· 3 years of experience in multifamily/hospitality construction a PLUS.
· Previous estimating experience on large projects of $10M-$30M a PLUS
