Job Overview
Join our Commercial Select Projects division and help shape some of Maine’s most iconic buildings across sectors like housing, hospitality, higher education, and healthcare. As a Project Manager/Estimator, you’ll lead projects from pre-construction through completion—managing schedules, budgets, and teams while building strong relationships with owners, architects, and subcontractors. You'll also play a key role in business development, contributing to revenue growth and profit goals.
Job Requirements
- Develop a clear, complete understanding of project scope by reviewing plans, documents, and estimates.
- Perform detailed quantity takeoffs, estimate material and labor costs, solicit and level subcontractor proposals, and compile final GMPs to deliver competitive, accurate bids.
- Lead scope development and identify gaps to ensure comprehensive and accurate project coverage.
- Contribute to value engineering and constructability reviews, and support proposal writing and client interviews for $500K–$10M commercial projects.
- Prepare complete preconstruction schedules, managing client expectations and various design and consultant partners.
- Create a solid project completion plan and milestone schedule - establishing priorities, scheduling activities, developing clear benchmarks, and assigning responsibilities to ensure uninterrupted forward progress on the construction project.
- Manage construction sequencing, scheduling, site logistics, and startup planning to ensure smooth project execution
- Lead project kickoff and progress meetings while collaborating closely with Superintendents and Project Engineers, exercising sound judgment in risk management and issue escalation.
- Oversee subcontractor coordination, field issue resolution, permitting, utility coordination, and change order negotiations
- Maintain accurate job cost tracking, forecasting, and construction document control (RFIs, submittals, meeting minutes).
Education, Experience, and Skills
- Bachelor’s degree in construction management, engineering, or a related field, or an equivalent combination of education and experience.
- 5 years of experience managing public and private construction projects through the preconstruction and/or construction phases including conceptual and schematic budgeting experience.
- Ability to read and interpret construction drawings, plans, and specifications.
- Knowledge of construction financials and financial risk and application to job site work.
- Exceptional customer service skills to manage client relationships and develop new business opportunities.
- Excels in a dynamic, collaborative, small-team environment where flexibility is key.
- Demonstrates high accountability, ownership mentality, and a growth mindset with a focus on continuous improvement of processes, team, and personal development.
- Ability to effectively lead project team members and subcontractors while mentoring and supporting less experienced team members.
- Excellent written and verbal communication skills interacting with all levels of internal staff, clients, architects, vendors, subcontractors, and other business partners.
- Strong attention to detail, organizational, and problem-solving skills to lead and manage complex projects from start to finish while working under pressure of deadlines.
- Proficiency in Procore, Microsoft Office (especially Excel), MS Project and estimating tools (Timberline/Ediphi or similar).
- Comfortable with AI and cloud-based project management tools for bid management, cost forecasting, or proposal generation.
