The Claims Director will lead all aspects of change order and claims management for large-scale, commercial high-rise construction projects in New York City. The Claims Director will lead all aspects of change order and claims management for large-scale, commercial high-rise construction projects in New York City. This role requires deep expertise in construction contracts, cost impacts, schedule analysis, and dispute resolution, with a strong focus on proactively managing change orders to protect project margins and minimize risk. The Claims Director will work closely with project executives, legal counsel, owners, design professionals, and subcontractors throughout the project lifecycle.
Responsibilities Include
- Direct and oversee the preparation, review, negotiation, and resolution of change orders on complex, multi-million/billion-dollar commercial projects.
- Develop and implement standardized change order and claims management processes across projects.
- Evaluate entitlement, pricing, and schedule impacts associated with owner-directed changes, design revisions, unforeseen conditions, and delays.
- Lead the preparation of claims, counterclaims, and supporting documentation, including cost and schedule narratives.
- Interpret and administer construction contracts (AIA, bespoke agreements, subcontracts, and purchase orders).
- Identify potential claims exposure early and advise project teams on mitigation strategies.
- Ensure compliance with notice provisions, contractual timelines, and documentation requirements.
- Partner with legal counsel on disputes, mediation, arbitration, and litigation support as required.
- Analyze cost impacts, productivity losses, acceleration claims, and extended general conditions.
- Work with scheduling teams to evaluate delay, disruption, and time-impact analyses.
- Review and validate backup documentation, including labor, material, equipment, and subcontractor costs.
- Serve as a senior advisor to project executives and operations leadership on claims strategy.
- Mentor and train project teams on best practices in change order and claims management.
- Coordinate with owners, consultants, and subcontractors to drive timely resolution of issues.
- Support executive-level negotiations with clients and key stakeholders.
- Maintain comprehensive claims and change order logs and reporting dashboards.
- Prepare executive-level summaries, risk assessments, and status updates.
- Ensure accurate record-keeping aligned with NYC construction standards and best practices.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- 10 years of experience in construction claims and change order management on large commercial projects exceeding $100M.
- Proven experience with high-rise construction in New York City.
- Strong knowledge of construction law, contracts, and claims processes.
- Demonstrated success negotiating complex change orders and resolving disputes.
- Advanced analytical, writing, and presentation skills.
- Familiarity with NYC building codes, permitting processes, and union environments.
- Experience supporting arbitration, mediation, or litigation.
- Professional certifications (CCM, PMP, or similar) a plus.
