We are seeking a detail-oriented and proactive Project Manager to oversee permitting, design concepts, and estimating for community entrance signage projects throughout the Triangle area. This role is critical to keeping projects on schedule, within budget, and compliant with local requirements.

Key Responsibilities
Permitting:
- Prepare and submit permit applications for community signage projects to local municipalities.
- Track permit status and maintain communication with city/county officials to ensure timely approvals.
- Ensure all projects comply with local zoning, safety, and code requirements.
- Maintain organized records of permits, approvals, and related documentation.
- Create eyecatching design concepts for new development entryway signs
- Creation of basic plant installation designs for monument signs
- Design cut sheets for client approval and construction layouts
- Use SketchUp, CAD and other software to measure and create measured plans for signage locations and planting layouts
- Assist with estimating signage, masonry, electrical and monument planting projects.
- Review plans, materials, and subcontractor quotes to prepare accurate estimates.
- Support budgeting decisions and track project expenses against estimates.
- Identify opportunities to streamline estimating and project processes.
- Coordinate and schedule project timelines, including preconstruction meetings, production, installations, and subcontractor work.
- Manage ordering of materials and supplies to meet project deadlines.
- Oversee daily fabrication operations to maintain smooth workflow.
- Serve as primary contact for masonry and electrical subcontractors, ensuring timely, coordinated work.
- Communicate project status, updates, and potential issues to the leadership team.
- Prep sign design files, provided by sales team, to scale in Adobe Illustrator (training available)
- Operate plasma table to cut prepared design files out of metal using programs Inkscape, Sheetcam, CNC plasma (training available)
- Call in 811 locate tickets before scheduling footer digging
- Experience in, landscape and or structural design, project management, signage, or a similar field.
- Experience with permitting or working with municipalities.
- Strong organizational and scheduling skills; able to manage multiple projects.
- Coordinate vendors and subcontractors effectively.
- Ability to read and interpret plans, drawings, or site layouts.
- Basic estimating or budgeting experience.
- Proficiency with Google Workplace or similar productivity tools. (Google Docs, Sheets, etc.)
- Excellent written and verbal communication skills.
- Experience with design programs is a strong plus (CAD, SketchUp, Adobe Illustrator, Inkscape, SheetCam, CNC plasma, etc.)
