About the position. The Senior Project Manager leads a portfolio of projects or complex, high-value engagements and is accountable for both financial performance and the development of the project management team. Operating at the highest level of the PM career track, the Senior PM sets performance expectations for PM I and PM II staff, analyzes financial trends across multiple projects, negotiates complex contracts, and manages senior-level client relationships. This role is a force multiplier —delivering exceptional project results while actively building the next generation of project management talent. Responsibilities will include, but are not limited to:
Portfolio & Financial Leadership
- Accountable for financial performance across a portfolio of projects or complex, high-value engagements.
- Analyze financial trends across multiple projects; identify systemic risks and drive corrective actions to protect margin.
- Coach PM I and PM II staff on cost control strategies, forecasting accuracy, and WIP discipline.
- Ensure consistent application of billing, change order, and receivables standards across all assigned projects.
- Escalate financial risk to the Project Executive or VP of Operations with recommended corrective actions.
Contract Management & Risk Mitigation
- Review and negotiate complex contract language on high-value or high-risk projects.
- Provide guidance to PM I and PM II on risk identification, notice requirements, and contract compliance.
- Ensure contract compliance is maintained across all assigned projects, including GC and subcontractor obligations.
- Identify systemic contract or risk management gaps across the portfolio and implement improvements.
Schedule & Execution Strategy
- Lead schedule strategy on complex or multi-phase projects; identify systemic schedule risks before they impact delivery.
- Collaborate with Operations leadership on resource allocation across projects.
- Ensure PM team publishes accurate, timely schedule updates in coordination with field CMs.
Senior Client & Stakeholder Management
- Manage senior-level client relationships and escalations on key accounts.
- Build long-term partnerships with GC and owner clients that generate repeat work for Company.
- Represent Company at high-stakes client meetings, negotiations, and project reviews.
- Support business development by identifying growth opportunities within existing client relationships.
PM/CM Partnership Leadership
The Senior PM models and coaches the PM/CM partnership culture across all assigned projects. When PM/CM friction arises on complex projects, the Senior PM facilitates resolution and ensures both sides remain aligned to the shared project outcome. The Senior PM ensures that every PM/CM team under their oversight operates as true equal partners—with clear commercial and field accountability—and holds both roles accountable to that standard.
Talent Development & Team Leadership
- Actively develop PM I and PM II talent through coaching, stretch assignments, and structured feedback.
- Align individual development plans with business objectives and prepare team members for advancement.
- Set high performance standards; hold self and team accountable to deadlines, quality, and financial targets.
- Identify high-potential team members and partner with leadership on succession planning.
- Contribute to hiring decisions, onboarding, and performance management for the PM team.
What you need. To be a hero in this organization, the Senior Project Manager will have:
- 6–10 years of commercial construction project management experience.
- Proven track record of delivering complex projects on time and within budget.
- Experience managing multiple simultaneous projects with full P&L accountability.
- Demonstrated ability to mentor and develop project management staff.
- Strong understanding of construction contracts, risk management, and commercial strategy.
- Excellent communication and relationship management skills at the executive level.
- Proficiency in Microsoft Office, scheduling software, Bluebeam, Excel, and construction management systems.
