Mechanical Project Manager / Senior Project Manager - Raleigh
An established and growing mechanical contractor is seeking an experienced Project Manager or Senior PM to oversee commercial HVAC projects from preconstruction through final completion. Coverage is local, with no regional travel required.
You will take ownership of project performance, including budgets, schedules, field labor, procurement, subcontractors, and client communication. This position suits someone who understands mechanical construction, can manage several competing priorities, and is comfortable being accountable for successful project delivery.
Responsibilities
- Manage commercial mechanical projects through planning, construction, commissioning and closeout
- Ensure projects are delivered safely, on schedule, within budget and to the required quality standards
- Review contracts, estimates, drawings and specifications to establish project scope and execution plans
- Oversee the installation of HVAC and associated mechanical systems
- Create and maintain job-cost structures covering labor, materials, equipment and subcontractors
- Monitor project financials, forecasts, productivity and cost-to-complete reporting
- Manage procurement and negotiate purchase orders with vendors and subcontractors
- Review submittals, RFIs, change orders and project documentation
- Coordinate closely with superintendents, foremen, field teams and internal departments
- Lead regular project meetings and provide clear progress updates to senior management
- Identify project risks and resolve scheduling, cost or operational issues before they affect delivery
- Develop and maintain strong relationships with general contractors, owners, subcontractors and vendors
- Support the performance and development of field personnel
- Promote a strong safety culture and ensure company and project-specific procedures are followed
Requirements
- At least 7 years of construction project management experience
- Previous experience with a mechanical contractor, particularly within commercial HVAC construction
- Strong knowledge of project budgeting, job costing, forecasting and cost control
- Experience managing field labor, subcontractors, vendors and material procurement
- Ability to interpret mechanical drawings, specifications, contracts and project schedules
- Understanding of construction safety, quality-control procedures and applicable codes
- Strong leadership, communication and problem-solving skills
- Bachelor's degree in Construction Management, Engineering or a related discipline preferred; equivalent mechanical construction experience will also be considered
Compensation: Competitive base salary plus strong annual bonus potential (up to 50% of base salary), the current team has consistently hit the top of the bonus range for five straight years.
Salary : $110,000 - $150,000
