What You'll Do
- Lead the day-to-day management of a large affordable housing property and oversee site operations
- Supervise, develop, and support a team of property management and maintenance staff
- Manage tenant relations, communications, and resident concerns
- Oversee rent collections, delinquencies, repayment agreements, and lease enforcement
- Manage rent subsidies and coordinate with applicable governmental agencies
- Oversee leasing activity, including move-ins, renewals, transfers, and unit turnovers
- Coordinate annual inspections and ensure units and common areas are prepared for inspections
- Prepare for and coordinate HUD REAC inspections
- Ensure building violations are addressed and corrected in a timely manner
- Oversee regulatory compliance and required owner certifications
- Work closely with HUD, HPD, HDC, DHCR, and other regulatory agencies
- Review and approve invoices and coordinate purchasing of necessary services and materials
- Partner with legal and social service providers when appropriate
- Evaluate staffing and operational needs and make recommendations to improve site performance
- Serve as a hands-on leader who can prioritize competing demands while maintaining a high level of service to residents
What We're Looking For
- 5 years of property management experience within affordable housing
- Experience managing large affordable housing portfolios or communities
- Strong knowledge of HUD and LIHTC requirements, including rent and income calculations and eligibility requirements
- Experience with affordable housing compliance and regulatory agencies such as HUD, HPD, HDC, and DHCR
- Knowledge of NYC landlord-tenant law and rent stabilization regulations
- Experience preparing for HUD/REAC inspections
- Strong communication, organization, and problem-solving skills
- Ability to work effectively with residents, site staff, vendors, legal partners, and internal stakeholders
- Yardi experience strongly preferred
- Associate degree required; Bachelor's degree preferred
