What are the responsibilities and job description for the Compliance Specialist - Re-Rentals position at Genuine Search Group?
Duties and Responsibilities Include:
- Process applicant files in accordance with LIHTC and HUD regulations, including initiating applicant outreach and reviewing third-party verifications, requesting required documentation, and accurately calculating household income to determine eligibility.
- Ensure full compliance with affordable housing program requirements by maintaining complete, accurate, and audit-ready applicant files.
- Prepare and generate lease agreements using RealPage (On-Site), and coordinate lease execution, including collection of first month’s rent and security deposits.
- Create and manage guest cards and process move-ins using Yardi, ensuring accurate data entry and timely onboarding.
- Coordinate with property managers to schedule key pick-up and facilitate smooth resident move-ins.
- Prepare, review, and finalize subsidy packages in compliance with applicable program guidelines.
- Maintain and manage multiple waiting lists using Excel, ensuring proper tracking, updates, and adherence to fair housing regulations.
- Assist VP of Rentals and Assistant Director of Rentals with any necessary work within the Rentals department
- Other duties may be assigned as required for efficient operations
Desired Qualifications:
- Minimum of a High School Diploma or GED. Bachelor’s or associate's degree preferred.
- Three to five years of prior experience in LIHTC and HUD Compliance
- Prior experience working with affordable housing
- Must have strong math skills and be efficient and accurate with calculations
- Ability to complete and manage large volumes of forms and paperwork
- Proficiency in Microsoft Word and Excel is essential
- Bilingual Spanish/English PreferredA
- Tax Credit specialist certificate is a must
- Proficiency in Yardi property management software
Salary : $66,300 - $70,000
