Location: Florida
Vivo Healthcare Gateway is seeking an experienced Maintenance Director to oversee all plant operations, life safety compliance, and environmental services support for our 120-bed skilled nursing facility in Florida. This leadership role is critical in ensuring full compliance with AHCA regulations, Florida Administrative Code (Chapter 59A-4), CMS Conditions of Participation, and NFPA Life Safety Code standards.
We are looking for a hands-on leader with strong healthcare maintenance experience and survey readiness expertise.
Position Summary
The Maintenance Director is responsible for directing the facility’s physical plant operations, ensuring a safe, functional, and regulatory-compliant environment for residents, staff, and visitors. The role oversees preventative maintenance, emergency preparedness systems, and life safety compliance in accordance with federal and Florida state regulations.
Key Responsibilities
Ensure compliance with:
Florida AHCA regulations
Florida Administrative Code 59A-4 (Nursing Home Requirements)
CMS Conditions of Participation
NFPA 101 Life Safety Code & NFPA 99
OSHA standards
Maintain and document required testing of:
Fire alarm systems
Sprinkler systems
Fire drills
Emergency lighting
Fire doors
Emergency generators (including monthly load testing & annual 4-hour tests per Florida requirements)
Oversee hurricane preparedness and emergency preparedness program compliance
Maintain water management plan (Legionella prevention)
Direct preventative maintenance program for HVAC, plumbing, electrical, and mechanical systems
Ensure facility is in continuous survey readiness
Maintain accurate maintenance logs and Life Safety documentation binders
Supervise maintenance staff and coordinate contracted vendors
Oversee grounds maintenance and environmental safety
Manage department budget and control expenses
Participate in QAPI and safety committee meetings
Qualifications
Minimum 3–5 years of maintenance leadership experience in a Florida skilled nursing facility or healthcare setting
Strong working knowledge of AHCA survey process
Demonstrated experience with Life Safety surveys
Knowledge of emergency generator requirements specific to Florida SNFs
Experience managing hurricane preparedness protocols
Supervisory experience required
Ability to respond to after-hours emergencies
High school diploma or GED required; technical certification preferred
CFC certification (preferred but not required)
