Front Light Building Company is seeking an experienced Commercial Project Manager based in or near Greenwood, South Carolina. This role is ideal for a strong local builder who knows the Upstate market, values long-term relationships, and wants to manage impactful commercial projects without extensive travel.

What You’ll Do
As the Project Manager, you’ll serve as the local leader and primary point of accountability for commercial construction projects in Greenwood.
You will:
- Manage commercial construction projects from preconstruction through closeout
- Lead budgeting, scheduling, subcontractor coordination, and execution
- Work closely with local owners, architects, engineers, and inspectors
- Manage project finances, forecasting, AIA billing, and cost controls
- Oversee RFIs, submittals, change orders, and contract compliance
- Lead and support superintendents and assistant project managers
- Ensure safety, quality, schedule, and profitability goals are met
- Deliver thorough closeouts, including punch lists and documentation
What We’re Looking For
- 10 years of experience in commercial construction
- 5 years as a Project Manager on groundup commercial projects
- Strong understanding of South Carolina building practices and codes
- Proven financial management and forecasting skills
- Proficiency with Procore, Bluebeam, and scheduling tools
- OSHA 30 certification
- Strong communication skills and local subcontractor coordination experience
Preferred
- Construction Management degree or equivalent experience
- PMP, CCM, or similar certification
- Experience working with Upstate municipalities
- Existing relationships with local subcontractors and consultants
