Assistant Project Manager (APM), Commercial Construction
Location: Orlando, FL
About the Opportunity
Framework has partnered with a fast-moving commercial construction and project management firm in the Orlando market that runs a high-volume, multi-project portfolio across design, permitting, and construction. This seat is built as the on-ramp to a Project Manager role — real ownership across design coordination, bidding, and permitting from day one, with a clear development path into a full PM seat.
The right fit is someone with strong construction fundamentals, sharp attention to detail, and a proactive, organized work style — comfortable managing a lot at once and ready to grow fast.
What You’ll Own
Project Execution & Coordination
- Support 5–10 concurrent projects across design, permitting, and construction.
- Manage 30–40 active workstreams — RFIs, bid tracking, design comments, and permitting tasks.
- Track milestones and proactively flag risks to schedule and budget.
- Own project tasks including RFPs, bid tracking, and coordination with consultants and contractors.
Design Review & Program Compliance
- Review SD and DD drawing sets against client program standards.
- Coordinate resolution of design comments across submission cycles and prep materials for page turns.
- Progress into leading SD/DD reviews and identifying program compliance issues independently.
Permitting & AHJ Coordination
- Interface with AHJs on jurisdictional requirements and permitting processes.
- Coordinate permit submissions and resubmittals; follow up with reviewers to keep timelines on track.
- Surface permitting risks and constraints to the PM with clear recommendations.
Construction Administration
- Track RFIs, submittals, and change orders across multiple projects.
- Maintain accurate logs and ensure timely responses from stakeholders.
- Support project closeout, including collection of required documentation.
Systems, Reporting & File Management
- Maintain accurate project data in internal systems (Smartsheet and related tools).
- Support project dashboards and reporting for internal and client-facing use.
- Own the organization and upkeep of project files — current, accessible, and reliable for real-time decision-making.
Communication
- Drive issues toward resolution before escalation — communicate risks early with recommended solutions, not just status updates.
What We’re Looking For
- 1–4 years in construction, real estate development, or project management.
- Ability to read and interpret construction drawings, with a feel for spatial relationships.
- Highly organized; able to manage multiple priorities across concurrent projects.
- Proactive, accountable work style with strong follow-through.
- Comfortable engaging with external stakeholders — AHJs, consultants, and contractors.
- Experience with Smartsheet (or comparable PM tools) is a plus.
