We are seeking an experienced Onsite Superintendent / Project Manager to oversee the renovation of a 93-unit multifamily apartment complex that is fully vacant and currently boarded and secured by the City.
The renovation will be executed in seven (7) phases, with active construction anticipated from June 2026 through April 2027. Due to the property’s vacant condition, municipal oversight, and public exposure, the project requires strong onsite leadership, discipline, and risk management.
The contractor will serve as the primary onsite representative for ownership and will be responsible for construction oversight, phase coordination, site security management, and professional interaction with police, city officials, inspectors, and community stakeholders.
• Serve as the primary onsite authority throughout all seven construction phases
• Oversee daily construction operations across multiple buildings and scopes
• Coordinate phase mobilization, sequencing, and close-out
• Manage subcontractor activity and enforce approved scopes of work
• Ensure each phase is delivered in accordance with schedule and approved plans
• Implement and maintain the master construction schedule
• Track milestone and phase completion
• Identify scheduling risks and provide corrective recommendations
• Conduct look-ahead planning for upcoming phases
• Perform ongoing quality inspections during construction
• Ensure compliance with drawings, specifications, and code requirements
• Generate, track, and close punch lists by phase
• Support final inspections and approvals
• Assist ownership in implementing and maintaining a site security plan
• Coordinate with private security providers, fencing companies, and alarm vendors
• Monitor site access control and perimeter integrity
• Identify security vulnerabilities and report incidents promptly
• Ensure construction activities do not compromise city-required security measures
• Serve as primary onsite contact for police, fire department, and city officials
• Coordinate inspections and site access with municipal agencies
• Respond to police inquiries and incident follow-ups
• Address community and neighborhood concerns professionally
• Assist ownership with compliance related to vacant and boarded status
• Enforce OSHA-compliant jobsite safety standards
• Maintain safe conditions for workers and the public
• Immediately report safety incidents or violations
• Coordinate safety-related inspections and approvals
• Serve as daily liaison between ownership, contractors, security providers, and city officials
• Provide regular written and verbal project updates
• Maintain logs, photos, reports, and site documentation
• Participate in scheduled meetings and calls
• Minimum 5 years of multifamily construction or renovation experience
• Experience managing multi-phase renovation projects
• Prior experience with vacant or distressed properties strongly preferred
• Ability to read and interpret plans and scopes of work
• Strong organizational and communication skills
• Engagement is structured as a 1099 independent contractor role
• Contractor must maintain appropriate insurance, licenses, and business entity
• Contractor provides own tools, phone, vehicle, and equipment
• Contractor retains control of means and methods of work
• No employee benefits are provided
• Onsite involvement required throughout active construction phases
• Construction anticipated from June 2026 through April 2027
• Flexibility required for project-driven hours, including weekends as needed
• Compensation structured as a contractor fee
• Rate and payment terms defined in an Independent Contractor Agreement
