What are the responsibilities and job description for the Director of Real Estate FP&A position at Forum Group Connecticut, LLC?
This is a high-impact finance leadership role sitting at the intersection of global real estate and corporate financial planning. You'll own the full planning, forecasting, and financial management of $630M in annual rent and occupancy costs — partnering with a global network of real estate controllers, facilities leads, and project teams to drive accuracy, visibility, and strategic insight across a complex portfolio.
What You'll Do
- Lead timely and accurate forecasting of global rent, occupancy, and capital expenditure costs across multiple geographies
- Own the annual planning cycle and oversee all changes from final plan through monthly re-forecasting
- Manage onboarding of new real estate deals, ensuring accurate cost data from due diligence through to consolidated reporting
- Oversee enterprise financial systems (IBM Planning & Analytics, HFM) for actuals and forecasting
- Analyze intercompany rent changes and their downstream impact on EBIT and consolidated financial statements
- Monitor property P&Ls for trend analysis, KPI development, and strategic initiative tracking
- Report on real estate's contribution to Scope 1, 2, and 3 carbon emissions as part of broader ESG reporting
- Lead and develop a team including an onshore FP&A analyst and offshore analytical support
What You Bring
- 10 years of FP&A experience with direct exposure to managing large-scale real estate, facilities, or occupancy cost portfolios
- IBM Planning & Analytics proficiency strongly preferred
- Demonstrated experience forecasting global rent, occupancy, and CAPEX
- Hands-on experience with enterprise financial systems (HFM, SAP/ERP or equivalent)
- Proven ability to manage both onshore and offshore teams effectively
- Experience with ESG and carbon emissions reporting is a plus
- Strong cross-functional communicator — comfortable managing up and across a global organization
