Job Title: Associate Director (Cost and Project Controls)
Location: New York, NY
Salary: $180,000 to $200,000 plus benefits
Fortiva are delighted to be partnering with a leading global construction firm, specifically with their New York team to support the recruitment of an Associate Director within their Cost Management team.
This role will support a diverse portfolio of large-scale core & shell developments, including commercial, mixed-use, and high-rise projects across New York City, working with a prestigious and international client base.
Key Responsibilities:
- Prepare detailed estimates, cost plans, RFPs, cost reports, cash flows, risk registers, and value engineering analyses across core & shell developments.
- Oversee the requisition process, including payment applications and cost tracking aligned with major construction milestones.
- Conduct regular contract reviews to ensure commercial performance and compliance.
- Lead industry benchmarking exercises, identifying comparable large-scale projects and market trends.
- Mentor and support junior team members in the development of high-quality cost documentation.
- Manage multiple projects of varying complexity, or take full ownership of large, high-profile core & shell developments.
- Deliver presentations to clients, stakeholders, and senior leadership teams.
- Produce accurate, market-informed estimates with a strong understanding of New York construction economics and procurement strategies.
- Collaborate closely with design and delivery teams to manage cost throughout the project lifecycle.
- Ensure projects are delivered on time, within budget, and to the highest standards.
Key Requirements:
- 5–7 years of experience in cost management, estimating, or quantity surveying within large-scale construction projects.
- Strong experience with core & shell construction, ideally within commercial, mixed-use, or high-rise developments.
- In-depth knowledge of construction methodologies, cost structures, and financial controls in the New York market.
- Proven track record working with developers, general contractors, and design teams on complex projects.
- Expertise in cost control, change management, and financial reporting.
- Ability to identify project risks and provide strategic, commercially sound solutions.
- Excellent analytical skills with strong attention to detail.
- Strong communication and stakeholder management capabilities.
- Professional certifications such as RICS, AACE, or equivalent are preferred.
